“Xianfan Blessed Land” – the ancient town scenery reappeared at the foot of Wuyi Mountain
I. Overview of project status:
Xianfan Fudi Project is located in Wuyishan Hongpao Resort, outside the world 5A cultural heritage Wuyishan Scenic Spot in Fujian, China. The site is 0.9km from the entrance of Wuyishan Scenic Spot in the south, 9.5km from Wuyishan high-speed Railway Station in the north, with Binxi Road in the west and Huiyuan Road in the east. Along the bamboo stream, you can overlook the famous Dawang Peak of Wuyi Mountain, and the natural scenery is unrivaled.
The shape of the block is arranged north-south, and the terrain is relatively gentle. The land area is 115,280.58 ㎡, the total construction area is 145,275.39 ㎡, the total construction area is 65,700.00 ㎡, the plot ratio is 0.57, the building density is 27.5%, the green land rate is 42.3%. The underground is a basement, including underground garage, supporting service rooms, hotel logistics areas, storage rooms and equipment rooms, etc., with a total underground construction area of 79575.4 square meters. The project team consists of low-rise residential, multi-storey residential, commercial, four-star property hotel and its affiliated rooms (underground garage, equipment room, etc.).
2. Concept Description:
Scheme concept: The Wuyi Mountain scenic area lacks an interactive space where people can stay together, so the design is based on the spatial relationship of traditional Chinese ancient streets to build our project. The use of de-real estate treatment to let the building speak is to make the building like a naturally growing village, create many Spaces that can make people stop, and give people more opportunities to communicate and exchange with each other. At the same time, it also reminds people of the inheritance of regional culture, and finally reproduce a Wuyi characteristic ancient town that can be lived, visited, played and raised.
At the same time, this project has relatively strong real estate properties, how to quickly sell to recover funds, and how to adapt to the local business needs. This is also a key consideration in our project. Because Wuyishan is a small town with an urban population of only 160,000, the local market demand is limited. Therefore, this project must be analyzed and catered to the external buyers.
The commercial value of this area is outstanding, and the unit price of commercial villas is high. Therefore, the design of this project should adopt the treatment of de-apartmentalization, increase the added value, and adopt changeable and highly complex product design. The design is mainly to combine courtyard and private courtyard to meet the yearning for courtyard products, because courtyard is the essence of traditional Chinese architecture, is a unique space mode of traditional Chinese architecture, and represents the Chinese people’s gathering and introverted space life scene, such design can highlight the unique cultural flavor of Wuyi.
At the same time, the single product under the combination of the courtyard and the private courtyard can be used as a shop, and can also become a living space with a day and land. Each household is a villa product with a small area and a low total price, equipped with rooftop gardens and courtyards, which can adapt to the complex and diverse purchase needs of the buyer. It can be used as a business or purchased as a residence. The project created sixteen courtyard houses, eight courtyard houses and four courtyard houses, which can also be used as homesays, making business and residence highly complex, adapting to the diversity of product buyers, and creating inclusiveness and diversity unique to the Wuyi culture.
In the planning, the main body of the whole building group is divided by the three main streets in the south, north and middle, and the traditional Chinese spatial pattern of streets, alleys and lanes is adopted to organize the overall planning. The main commercial street in the center is the core, and the landscape nodes are embellishments for the whole. These different spatial scales combine with each other to connect the whole group in an interesting way. Reproducing the traditional street appearance of Wuyi area characteristics. Blooming of the antique, very natural, very relaxed charm of local dwellings, so that pedestrians on the way to increase the possibility of stopping, staring and enjoying the slow time.
Iii. Specific planning:
1. Overall layout:
The planning layout focuses on the project positioning of the resort town, and arranges the building units in the way of villages and small towns, striving to create changeable street scenes and rich spatial changes. The 4-storey multi-storey buildings are arranged along the south, north and east edges of the plot. The interior of the land is arranged in groups of 2-3 storey low-rise buildings. The central design “square square” creates a relaxed atmosphere.
On the west side, along Binxi Road, 2-3 low-rise buildings are arranged to use the area along the lake as an open place for outdoor activities, and to form a rich and staggered architectural levels to increase the spatial changes of the project. The Spaces between the different buildings form various scales of external Spaces, such as squares, streets, alleys, rest gardens, etc., in order to cater to the spatial orientation of the town.
On the traffic line, vehicles enter the basement through the external basement entrance, and people in the site are distributed by vehicles, so that people can freely roam, walk and shop in the town.
2. Apartment type distribution:
In the distribution of unit types, we strive to improve the uniformity of each unit in the community, so that each unit can enjoy good landscape resources and sunshine conditions as much as possible, follow the principle of “high-quality and excellent households”, according to the layout of the general plane, the landscape, sunshine, orientation and other factors are combined with the section configuration of the unit type, so that the large unit can enjoy the best landscape and orientation. It also gets good sunshine.
3. Transportation organization:
The traffic organization designs the main flow lines based on the principles of maximizing the landscape, driving convenience and reducing the disturbance to pedestrians. Vehicles enter and exit the basement along the basement entrance arranged on the outside of the plot, but do not enter the interior of the plot. And the entrance and exit are scattered as far as possible to avoid local traffic bottlenecks. Due to the open boundaries of the plot, pedestrians can enter the “town” along the laneway between the buildings along the street for shopping, and three entrance plazas are set up to organize the evacuation of people. The 4M ring main lane is set up inside the plot to meet the temporary entry and exit of supporting vehicles, as well as the smooth passage of fire fighting vehicles.
4. Street structure design Description:
The street structure of Xianfan Fudi is designed after the multi-level and network street structure of the ancient town, responding to the call of The State Council for open communities. In this ancient town street network, the streets are divided into commercial main street with strong commercial atmosphere; The leisure main street which emphasizes relaxation and vacation; There are three levels of various alleys with rich scenes and winding paths. The three main commercial streets connect with the three streets along Huiyuan Road on the east side and continue to Binxi Road. At the nodes bordering Huiyuan Road and Binxi Road, it forms a square where people gather. Among them, the central commercial main Street at the junction of Huiyuan Road and Binxi Road, as well as the center of the entire project, forms the three largest popular squares in the site.
1. Along the river, there are 4-6 short and wide building groups, and there are also about 12 long interface groups (with alleys broken in the middle), enriching the changes in the rhythm of the entire interface;
2. Many interface openings of different sizes ensure unobstructed visual corridors and enrich the rhythmic changes of the facade of the building group;
3. Form an expanded square at the junction of the central Main Street, becoming a landmark area of Binxi Road and a place where people gather;
4. On the architectural boundary along the river between the main street, there are not only streets with a width of 6 meters leading to Binxi Road, but also alleyways with a width of about 3 meters, enriching the space between Binxi Road and the leisure street behind the building.
5. Monomer design:
1. Graphic function design:
The principle of dynamic and dynamic zoning and dry and wet zoning is used in the design of residential house type. In the design of the house space, try to ensure that every living space has a good line of sight and sunshine. In addition, the concept of ecological health was introduced into the design of the apartment, and most of the apartment types were designed with drafts to improve the internal living quality. In the distribution of the housing type “high quality and excellent households” as the principle. The ground floor of the house is combined with the landscape courtyard to create a space for communication and improve the quality of life.
2. Architectural style:
The facade design of this project adopts the design style of traditional Wuyi Mountain architecture, emphasizing the relaxed atmosphere of leisure and comfort. Tile roofs, textured coatings, wood components, natural stone and small stone paving used in the landscape all emphasize natural texture and can precipitate over time. Even after many years, the age of the buildings will make the town more attractive.
3. Landscape Design:
In this project, tall trees and dense small shrubs should be planted at the junction of green space and community to enhance aesthetics and act as a safety barrier. Try to avoid the disturbance and influence of public green space on the residence. Pay attention to the seasonal collocation of garden plants, and create a rich four-season landscape through the seasonal changes of garden plants; At the same time, the planting of various garden plants forms a relatively independent regional environment in the community, which can connect each area as a whole and form a natural and smooth landscape. The clever collocation of garden plants forms a distinct and integrated landscape effect.
Based on people’s various possible viewing vision, it creates a high-grade landscape model with nature, health and ecology as the theme characteristics. Connect the building with the surrounding urban environment, sort out the orderly space, and form a harmonious urban interface. Create a life, leisure and entertainment space inside the community, integrate functionality and appreciation into the landscape of the community, and open up a happy land in the noisy urban environment.
6. Facade design
The facade modeling design combines the architectural style positioning of the town, and a large number of roof falling forms and material facades following the surrounding villages are all designed for slope roofs and wooden facades. The roof of the bottom commercial body strives to be high and low, which can form a changeable architectural shape, and finally create a rich and changeable fifth facade of the building. The multi-layer roof is partially raised in combination with the modeling, and the position of the cornice is treated with the slope roof in order to match and coordinate with the architectural style of the bottom.
Because Wuyi Mountain has a large amount of rainfall every year, local unique materials are used, such as bamboo weaving, bamboo aluminum, bamboo fence, and Wuyi’s strong black brick and tile roof, etc. Such facades constitute the interpretation and representation of the traditional context, and can arouse the resonance of the visitors more fully in culture.
