Espace Montmorency, developed by MONTONI, and the Fonds immobilier de solidarité FTQ, is Laval’s largest mixed-use real estate project. Valued at over $450 million, with a total surface area of more than 1.3 million sq.ft., this brand-new urban center is directly linked to Montreal’s underground network, via the Montmorency metro station. Integrating an offer of offices, cafés, restaurants, a hotel as well as a multitude of residential units and inviting green spaces, also includes an underground parking garage that can accommodate 1,478 vehicles, on three levels, and a large green interior courtyard.
Espace Montmorency takes advantage of the area’s potential for Transit-Oriented Development. Located east of Autoroute des Laurentides, between Boulevard du Souvenir and Boulevard de la Concorde Ouest, adjacent to Place Bell, it offers a mix of buildings that will mark the birth of a new downtown in the very heart of Laval.

Laval has always lacked a real city center. With its proximity to the newly built metro station, Espace Montmorency fully realizes Laval’s vision and goal of creating a dynamic downtown. Integrating over 700 apartments, 20 restaurants, an office tower, a hotel and retail stores, Espace Montmorency is a community where 5,000 people a day live, work and eat in its 4 towers combined. By combining 4 separate towers into a unified complex, Espace Montmorency is not just a collection of buildings, but a true community, as evidenced by its LEED Gold certification for neighborhood development, demonstrating its commitment to sustainability and energy’efficiency. Espace Montmorency uses a neutral water loop to achieve incredible efficiency by sharing energy between the 4 towers, earning it a perfect LEED energy efficiency score, and enabling the office tower to finalize its application for LEED Platinum certification. The efficiency of the combined mechanical system has reduced greenhouse gas emissions by up to 90%, and cut energy costs by 50%. The complex is therefore reducing its environmental footprint while offering an exceptional living environment to its residents and visitors.

Heating and cooling demand is met by this loop with 4 levels of heating operation, i.e.:
- Heat recovery from areas requiring air conditioning;
- Aerothermal heating with annual efficiency over 250%
- Off-peak electric heating
- A natural gas heating system
Espace Montmorency strives to reduce its ecological footprint by integrating sustainable construction and management practices. Thanks to efficient HVAC systems and an innovative energy loop, the complex significantly reduces its energy consumption and greenhouse gas emissions. With over 8 million square feet under property management and a real estate portfolio worth more than $2 billion, Espace Montmorency is at the forefront of innovation in sustainable urban development.
Espace Montmorency was designed to be the jewel in Laval’s vision of a new downtown. As a Transit Oriented Development (TOD), an underground tunnel gives residents and visitors to the complex access to Montreal’s extensive metro network as well as a bus terminus. Thanks to our tunnel, some of our office tenants can get from their offices at Espace Montmorency to their downtown Montreal offices without even donning a jacket in winter.
