Located at the intersection of two of Montreal's major thoroughfares—between the leafy residential areas of Saint-Laurent district to the north and the vibrant energy of the new Royalmount district to the south—Cité Midtown brings together several residential developments into a cohesive neighbourhood that opens up to its surroundings. Designed with a strong commitment to sustainability, the project is targeting LEED-ND v4 certification and will eventually include nearly 800 condominiums and 70 townhouses.
Designed primarily for families, the neighbourhood features a network of pedestrian walkways that connect key activity centres throughout the site, making the layout fluid and user-friendly. Local shops, cafés, an outdoor pool, fitness facilities, and shared community and co-working spaces enhance the residential experience. A large central park, green roofs, community gardens and orchards further enrich the landscaping. A shared street allows pedestrians, cyclists and vehicles to coexist harmoniously, eliminating traffic conflicts.
The building volumes are carefully scaled to reduce perceived density and maximize natural light in the units, each of which features high ceilings and generous windows. The interior design has been integrated into the architectural concept from the outset. Each building is treated as a distinct entity while contributing to a coherent whole. The contemporary, refined design uses a limited palette of materials—brick, wood, and aluminum—echoing the site’s industrial past, once linked to the aerospace industry.
Following the delivery of the first two phases and the townhouses, construction is now underway on phases 3 and 4. The final phase will rise in a ten-storey building, marking the entrance to the neighbourhood and complete the full range of services and lifestyles offered in this new residential hub.
