Les lofts Redpath

By : Aurele Cardinal/Hervé Gueymard/Humà Architecture + Design

GRANDS PRIX DU DESIGN – 16th edition

Discipline : Architecture : Grand Winner

Categories : Other categories in architecture / Continuing Value : Platinum Winner

The site of the former Redpath Sugar factory on the south shore of the Lachine Canal, near the Saint Gabriel locks and the des Seigneurs bridge, offers spectacular views of the Mount Royal and Montreal\\’s evolving urban skyline. The buildings, constructed at different times, represented exceptional potential in a declassified industrial neighborhood. The challenge was to breathe new life into this abandoned complex for more than ten years while respecting its industrial past and remaining within a budgetarily viable project.
The conversion of the buildings into residential use required some modification of the envelope. The creative transformation of the envelope allowed for the cohabitation of commercial and residential functions without altering the industrial character of the complex. The relatively blind modification of some buildings, while respecting their volume and seeking a transformation in the spirit of adjacent buildings, allowed the Redpath to have a second life without risky conceptual arbitrage. The respect of the historical implantation and a coherent architectural vocabulary allowed for excellent integration of the complex.
The conversion of the former refinery into lofts offers 110 residential units and 20 commercial units, aiming to preserve the essence of the built enclosure. The development of an architectural language on the canal facade that minimizes any reference to domestic appropriation preserves the minimalist and classic industrial character of the period while providing breathtaking views of the city. On the interior courtyard side, the animated wall of metal walkways and terraces responds to the new function while creating a friendly and protected place.
The transformation of the interior courtyard into a genuine landscaped and treed transitional space allows for serene wandering from one place to another towards businesses, residences, the marina of the Bassin des Prêtres, a community garden, and direct access to the linear park of the canal.
After 20 years of a second life, the Redpath lofts stand majestic and proud of their history.
