Voltige II emerges as the pivotal second chapter in a four-phase, mixed-use development transforming Montreal’s Ahuntsic borough. Situated at the heart of a central mobility hub, this site is perfectly poised for high-density, mixed-use innovation, flanked by main boulevards and the Laurentien Autoroute. It stands as a testament to urban connectivity, surrounded by an array of public transit options, and its scale makes of it a landmark in the borough.
The second phase is a 21-storey mixed use building with a commercial ground floor and a multi-residential tower occupying the rest of the building. The 21-storey building, which fronts on Sauvé Street, has a clean, restrained architecture. The design itself attempts to Evoque a dynamic insertion as an important building relative to its neighbours, through an interplay of volumes, colors and materials that have different characteristics from different vantage points, near and far. The design logic permeates through the lobby and common corridors, while housing common areas, such as a lounge – an urban chalet – giving to the pool and landscaped terrace on the second floor and a gym on the ground floor, tying together the project through complementary aesthetic qualities. The 217 residential units of various types (studio, 3½, 4½ and 5½ rooms) are located on levels 2 to 21.
The outdoor spaces feature extensive landscaping to enhance the quality of life of residents and the experience of retail users. Surface parking (114 spaces) is divided into two areas, one accessible from Sauvé Street and the other from the extension of Elzéar-Soucy Street. The project includes two underground parking levels with a total of 168 spaces, 40 of which are reserved for electric charging stations. Cyclists will also be well catered to, with 150 indoor cycle parking spaces.
From the commercial ground floor to the multi-residential tower above, Voltige II prioritizes both form and function, creating a cohesive environment that harmonizes aesthetics with practicality. As a beacon of high-density mixed-use innovation, this development not only enriches the fabric of the Ahuntsic borough but also sets a precedent for future urban developments to aspire to.
