full scale redesign of a commercial tower located on the island of montreal, catering to the modern young business man or woman.
le 110 is part of a trilogy of commercial towers centrally located on the island of montreal, owned and managed by groupe petra. currently undergoing a full transformation, their goal is to create a new urban campus to cater to the modern young business man and woman. located a few minutes from the mile end and only a few steps away from public transit, it is an ideal choice for any business or office space.
our mandate for this project was to create the ideal urban campus to attract the modern business owner to come and rent a commercial space. keeping functionality in mind, we decided to stick to noble materials and minimalistic – clean lines, while throwing in some bright colours to keep users feeling energized.
our main goal was to not only design a space that would draw in the new business generation but to also showcase how convenient it is to have your office space in this tower with everything a tenant could possibly need – banks, cleaners, daycares and more, at the tip of their fingers, located on campus and in close proximity.
this project, currently under construction, is taking a green approach and will push their tenants to be more eco-friendly with a bike storage and change rooms located on campus, multiple lines of public transit leading to it. this project is leed certified and boma best seeking, using not only the finest materials but also ensuring remarkable comfort and air quality for their tenants.
when redeveloping this complex, we wanted to create a flexible space that could shift to accommodate any type of potential tenant. incorporating various sizes of rental spaces, with different percentages of front of house to back of house, this urban campus has a fit for any category of business with every type of service a tenant might need, easily accessible within every space.
as we were growing the concept, we kept in mind that this project would eventually spread throughout the three towers, really uniting them as one big campus. to make sure this process will be seamless throughout the years of development, we ensured to choose finishes that are extremely resilient and easy to maintain, all while being timeless and sourced locally.
