The project consists in a residential building located in the Exposição neighborhood, one of the most valued in the city of Caxias, in the interior of the state of Rio Grande do Sul, Brazil. With twenty-two floors, each apartment occupies an entire floor, guaranteeing a 360º view of the entire city.
Using a sober and contemporary architectural language, the volume of the building consists of a large vertical monolith in which volumes were suppressed in its corners where the large balconies that cut the volume are located, advancing towards the outside in search of a better view. and insolation of each plane.
All apartments have excellent ventilation and solar orientation, a large living room, private social and service elevators, distribution hall for the social, intimate and service area, totaling 280.00m² of private area. All apartments have four suites, one of which is master with bathtube. The social area with more than 110.00 m² consists in a entrance hall, a large living room, gourmet space and balcony, and the fourth bedroom was designed to allow the incorporation of its area in the living room if the owner so wishes.
Thinking about the distribution of condominium uses, all parking spaces and most of the technical areas of the building are located underground, freeing up the ground floor area for condominium and living spaces, as well as leisure in the building, which is further evidenced by the large setback of the tower on the site providing a beautiful and sunny garden access. The vast leisure program includes a living fire pit, party saloon with play space, fitness center, pet place, kids place, wine house and indoor heated pool with steam room. As a differential of the development, the common areas still have works of art signed by the renowned artist of the region Flávio Scholles.
In general, there was no obvious product to be launched: all alternatives, to a greater or lesser extent, presented risks to be overcome and opportunities to be seized. Thus creating an important challenge to distinguish itself from the existing market and the products offered by other companies. The option for a differentiated residential product was a conviction of the developer and the architecture office since the first studies. With that, arose the proposal of an authorial architecture that differentiated itself from the others.
