GRANDS PRIX DU DESIGN – 17th edition

In an increasingly competitive commercial real estate market, landlords need to reinvent themselves to attract tenants, and one emerging trend is attracting increasing attention: ready suites. A simple yet powerful concept that offers businesses ready-to-use work environments carefully designed to guarantee success. Integrated design firm A+ was given the mandate to design a ready suite to help owner Allied achieve its leasing objectives.

The challenge lay in designing a space that would meet current needs without knowing its future tenants, a place that would also take into account the owner’s identity as well as the building’s historic character, while enhancing the space. The 14,000 sq. ft. space is atypically shaped, with angles, misaligned round and square columns, four glazed facades and a long central corridor dividing it in two.

The challenge was to create a design that was functional, neither too eccentric nor too conservative, standing out from the market while appealing to all. To succeed in this mandate, A+ focused on several conceptual elements, placing space flexibility, collaborative zones and well-being at the heart of its strategy.

A+’s design strategy was based on the following principles: flexibility, collaboration and well-being.

The organization of the space was crucial. At the entrance to the offices, a reception counter welcomes visitors, surrounded by lounge areas on either side. This long corridor, initially difficult to visualize, has been transformed into a space for relaxation and collaboration. What’s more, workstations are positioned directly opposite the large windows, offering an abundance of natural light and magnificent views.

Then, at either end, the space divides into two large zones with distinct ambiances and functions. On one side, a dynamic space favoring gatherings with a kitchen, lounge, wellness room, and collaborative meeting rooms. On the other, a space conducive to individual work, with workstations equipped with privacy screens and meeting rooms of different sizes to encourage concentration. The columns were also exploited to create privacy screens in certain areas.

The materials were chosen to ensure a high level of comfort.

Materials were carefully selected to preserve the building’s character, with the existing brickwork retained and the concrete columns, mechanics and floors enhanced. Wood was added to bring warmth, while quality materials such as quartz were chosen to reflect the owners’image.

In order to charm future tenants, several unique and attractive design elements were implemented. The arches, the use of bold hues such as pink and mushroom green, the integration of velvet banquettes, colorful carpets, as well as the choice of stylish light fixtures, all contribute to creating a warm and inviting ambience that entices people to stay!

Finally, the interior has been designed to appeal to a wide range of customers.

Finally, the A+ team has succeeded in combining functionality and aesthetics to meet the needs of modern businesses. With their unique design, preserved history and focus on well-being, these ready suites offer an environment conducive to productivity and collaboration ideal for all! The proof: it was rented out quickly after delivery!
