In a competitive commercial real estate market, landlords are reinventing themselves to attract tenants, with one emerging trend: ready suites. A simple yet powerful concept that offers companies ready-to-use work environments, carefully designed to guarantee success. As a result, integrated design firm A+ was mandated to design two ready suites to help property owner Allied achieve its leasing objectives.
The challenge was to create a space that met current needs without knowing the future tenants, while taking into account the owner’s identity, the building’s historic character and the space to be transformed. The 8,000 ft2 suites are located on the 3rd and 4th floors of 400 Atlantic, a 1920 building in Outremont that embodies the authenticity of industrial buildings.
To entice future tenants, a series of attractive strategies and design elements were carefully integrated. Collaborative spaces have been fitted out with meeting rooms equipped with modular furniture and bar-height work tables to encourage creativity. In addition, individual work zones were designed with adjustable-height desks and privacy walls, and essential gathering spaces such as cafeterias and lounges were included.
For the sake of innovation, the layout includes a central room. Positioned between the cafeteria and the office area, this meeting room glazed on both sides, invites people to meet. The layout is unconventional, but the glass partitions provide acoustic separation while preserving visual transparency. This idea makes the space dynamic and encourages interaction. And as for the choice of mustard yellow for this room, it was selected for its stimulating, luminous and warm aspect. More ways to increase potential tenants’s chances of falling in love!
For a versatile and flexible use of the space, it was essential to optimize each zone by offering various options to users. For example, the cafeteria tables can easily be converted into work, gathering or collaboration spaces. This approach allows occupants to move around freely and choose their workplace according to their specific needs, fostering an optimal environment where productivity and conviviality blend perfectly.
To preserve the building’s character, the designers enhanced existing architectural elements such as brick, concrete columns, exposed mechanicals and hardwood floors. Wood was used to add a touch of elegance and warmth, in harmony with the industrial character of the space. High-quality materials such as quartz were chosen to reflect the owners’image while ensuring durability. This selection of materials, together with the high ceilings and abundant natural light, creates a winning combination.
Finally, the A+ team succeeded in combining functionality and aesthetics to meet the needs of modern businesses. With its unique yet affordable design, preserved history and focus on the needs of today’s tenants, these suites offer an ideal environment for all!
