Built entirely of mass timber, this multi-family rental building explores new construction techniques while demonstrating the viability of a business model. Completed in under a year, the project stands out for its rapid execution and strong commitment to sustainable building practices.
One of Quebec’s most abundant local resources, wood remains underutilized in the construction industry, presenting unique technical challenges. Our team worked with leading specialists to develop innovative and replicable solutions, such as CLT prefabricated balconies with thermal breaks and dry acoustic floor assemblies with exposed structure. The entire process adhered to a rigorous framework, backed by eight months of in-depth studies.
Andas represents a unique opportunity to test mass timber on a large scale, paving the way for standardized solutions and typical details for future projects. Key challenges include acoustic management (due to the material’s lower density), element assembly and integrating of cabling and mechanical systems while meeting strict building code standards.
A key decision in this project was to leave the wood structure exposed, highlighting its biophilic and aesthetic qualities. Comfort, warmth, and durability—these attributes enhance the residents’ quality of life. All 53 rental units feature local timber throughout, from the structure to the finishes, including integrated furniture. This approach ensures structural integrity while respecting the project’s vision, creating a seamless synergy between function and design.
