Comme l&#39;\u00e9quipe de projet \u00e9tait pr\u00eate \u00e0 travailler en collaboration avec toutes les parties pour relever les d\u00e9fis, elle a pu r\u00e9aliser une vision sans compromis pour le projet. Le r\u00e9sultat est un b\u00e2timent subtilement sophistiqu\u00e9 qui affiche une r\u00e9utilisation adaptative dans une r\u00e9novation raffin\u00e9e et contemporaine. L&#39;architecte concepteur principal et l&#39;architecte paysagiste ont soutenu avec enthousiasme la vision du client et sa conception du projet. Peu de temps apr\u00e8s le d\u00e9but de la conception sch\u00e9matique, il s\u2019est av\u00e9r\u00e9 \u00e9vident que le projet devait \u00eatre organis\u00e9 autour d&#39;un embl\u00e9matique jardin d&#39;avant-cour. Ce geste offrirait tous les avantages d&#39;un espace vert au milieu d&#39;un d\u00e9veloppement dense et apporterait une pr\u00e9cieuse lumi\u00e8re naturelle dans le b\u00e2timent. Les b\u00e2timents d&#39;origine ont \u00e9t\u00e9 construits jusqu&#39;aux limites de la propri\u00e9t\u00e9. La structure combin\u00e9e comprenait pr\u00e8s de 1800 m\u00e8tres carr\u00e9s sur trois \u00e9tages, ainsi qu&#39;un sous-sol peu profond et un quatri\u00e8me \u00e9tage partiel. Le quatri\u00e8me niveau accueille les bureaux et les syst\u00e8mes m\u00e9caniques de pointe. LUMI\u00c8RE ARTIFICIELLE &#8211; L&#39;\u00e9clairage artificiel, associ\u00e9 \u00e0 la lumi\u00e8re naturelle, apporte une harmonie \u00e0 la qualit\u00e9 de l&#39;\u00e9clairage des espaces int\u00e9rieurs. Le client a choisi des luminaires en fonction de son exp\u00e9rience en \u00e9clairage de salles d\u2019exposition.  Les lumi\u00e8res int\u00e9rieures r\u00e9v\u00e8lent des meubles magnifiquement travaill\u00e9s et invite les curieux \u00e0 entrer. Given the constraint of deep, narrow spaces, bringing light to the interior proved difficult. Two gestures were made to improve this situation:<\/p>\n<p>1.\tThe St. Laurent facade was maintained, as required, but the building is set back 40&#39;-0&#34; from the sidewalk to create an urban courtyard.  The open courtyard, combined with a south-facing curtain wall allows daylight to penetrate deep into the building.  Adjacent to the curtain wall, a saut-de-loup, flanked by a waterwall brings natural light into the basement. (see croquis #1)<br \/>\n2.\tOn the opposite, north side of the building, all three floors are drawn back by 10 feet to allow natural light to flood into the basement.<br \/>\nARTIFICIAL LIGHT &#8211; Artificial lighting in conjunction with natural light brings consistency to the quality of lighting in the interior space. The client chose fixtures based on his extensive experience with lighting showrooms.  Interior lighting reveals beautifully crafted furniture and invites onlookers to come inside. Track lights highlight each piece of furniture. The track lights run east-west and are placed in the articulated ceiling, built specifically to house the lighting and to avoid visual distraction. From the outside, the building is illuminated by various types of lighting. In the courtyard, at dusk, artificial lights cast a warm glow from the underside of vegetation. Along each floor, parallel to the curtain wall, lies a band of light that runs the width of the building. (voir image #1) Une s\u00e9rie de d\u00e9cisions conceptuelles ont permis de r\u00e9utiliser le b\u00e2timent existant, de pr\u00e9server les mat\u00e9riaux sur le site et d\u2019offrir une seconde vie \u00e0 ce dernier.  La suppression d\u2019une partie du b\u00e2timent derri\u00e8re la fa\u00e7ade sur rue a permis de cr\u00e9er une cour publique.  Il est rare de voir une entr\u00e9e de b\u00e2timent r\u00e9nov\u00e9 \u00e0 40 pieds du trottoir et un jardin priv\u00e9 \u00e0 usage public.  Comme la fa\u00e7ade originale de la rue fut conserv\u00e9e, le jardin pr\u00e9sente une rupture rafra\u00eechissante par rapport \u00e0 la ligne continue des fa\u00e7ades des magasins, sans toutefois changer le caract\u00e8re de la rue.  Ce geste enrichit la vie de la rue. Suivant les recommandations des autorit\u00e9s locales, la fa\u00e7ade sur rue fut restaur\u00e9e \u00e0 partir de photos d&#39;archives afin qu\u2019elle retrouve son \u00e9tat d&#39;origine. La ligne caract\u00e9ristique des b\u00e2timents sur la rue reste ininterrompue tandis le nouveau b\u00e2timent et son mur-rideau, servant de toile de fond, est situ\u00e9 \u00e0 40 pieds.  La restauration du mur sur rue donne au jardin une impression de cour int\u00e9rieur paisible et prot\u00e9g\u00e9. Le jardin offre des exp\u00e9riences complexes qui bonifie la transition jusqu&#39;\u00e0 l&#39;entr\u00e9e.   Au bout du jardin, le nouveau b\u00e2timent et son mur-rideau de verre contrastent avec la ma\u00e7onnerie de la fa\u00e7ade c\u00f4t\u00e9 rue. La suppression d\u2019une partie du b\u00e2timent derri\u00e8re la fa\u00e7ade sur rue a permis de cr\u00e9er une cour publique.  Il est rare de voir une entr\u00e9e de b\u00e2timent r\u00e9nov\u00e9 \u00e0 40 pieds du trottoir et un jardin priv\u00e9 \u00e0 usage public.  Comme la fa\u00e7ade originale de la rue fut conserv\u00e9e, le jardin pr\u00e9sente une rupture rafra\u00eechissante par rapport \u00e0 la ligne continue des fa\u00e7ades des magasins, sans toutefois changer le caract\u00e8re de la rue.  Ce geste enrichit la vie de la rue. Suivant les recommandations des autorit\u00e9s locales, la fa\u00e7ade sur rue fut restaur\u00e9e \u00e0 partir de photos d&#39;archives afin qu\u2019elle retrouve son \u00e9tat d&#39;origine. Cet escalier en particulier est un rappel de l&#39;histoire du b\u00e2timent. Un autre d\u00e9fi \u00e9tait de penser des escaliers qui n&#39;obstrueraient pas la vue dans les salles d&#39;exposition. L&#39;un des objectifs du client et de l&#39;architecte \u00e9tait de cr\u00e9er un espace d\u00e9gag\u00e9, d&#39;un mur \u00e0 l&#39;autre lorsque l\u2019on entrerait dans le b\u00e2timent.  Le mur-rideau faisant face au jardin et \u00e0 la rue Saint-Laurent devait rester libre de tout obstacle construit, d\u2019autre part le code du b\u00e2timent exige que l&#39;escalier soit ferm\u00e9 en cas d&#39;incendie. La solution \u00e0 ce dilemme fut d&#39;utiliser des volets coupe-feu autour des escaliers sur chacun des trois \u00e9tages.  L&#39;escalier ouvert de l\u2019entr\u00e9e et l&#39;une de ses deux portes sont \u00e9galement prot\u00e9g\u00e9s de cette fa\u00e7on.  Les volets coupe-feu fonctionnent en abaissant un mur ignifuge en cas d&#39;incendie ce qui limite la transmission de la fum\u00e9e et de la chaleur.  L\u2019\u00e9vacuation \u00e0 partir du sous-sol se fait par le nouvel escalier vers la porte d&#39;entr\u00e9e ou par l&#39;escalier arri\u00e8re modifi\u00e9.  (croquis #2)  Cette solution permet aux nouveaux escaliers de s&#39;int\u00e9grer harmonieusement aux salles d&#39;exposition en r\u00e9pondant aux exigences du code du b\u00e2timent et en offrant de nombreuses possibilit\u00e9s de d\u00e9placement \u00e0 travers les espaces. La conception minimaliste en verre et en acier peint noir uniformise les escaliers et les garde-corps des salles d&#39;exposition.  Ils servent de points de vue plut\u00f4t que de points focaux. Les hauteurs des contremarches sont faibles pour faciliter les d\u00e9placements.  L&#39;escalier du sous-sol, contrairement aux autres, fut sculpt\u00e9 dans le mur de fondation.Un escalier ext\u00e9rieur suppl\u00e9mentaire fut construit pour relier le niveau de la rue au 2e \u00e9tage. Cet escalier rend hommage \u00e0 l&#39;architecture vernaculaire de Montr\u00e9al. The use and size of the building required exit stairs from each end of a long, narrow building.  The most obvious place to locate the exit stairwells would be at the ends, at the fa\u00e7ades on St-Dominique (north end) and St-Laurent (south end).  (sketch #1) One existing stairwell, at the fa\u00e7ade on St-Dominique, is utilitarian, having original terrazzo treads and landings.  This stairwell connects all four storeys and the basement. It required minor upgrades to meet current code requirements, and it was retained in the new design because it fit well into the proposed layout. This particular stair is a reminder of the building\u2019s history.The challenge was to provide stairs that would not obstruct views into the showrooms. A goal of the client and the architect was to create a clear view from wall to wall upon entering the building.  The curtain wall facing the garden and St. Laurent had to remain clear of any built impediments, while the building code requires that the stair be enclosed in the case of a fire.<br \/>\nOn the three above-grade floors, the solution to this dilemma was to employ fire shutters around open staircases.  At the front door, the open staircase and one of the two entry doors are protected in this way.  Fire shutters work by dropping down a fireproof wall in the event of a fire, restricting the transmission of smoke and heat.  From the basement egress is from the new stairs to the protected front entry door or from the upgraded rear stairs.  (sketch #2)  This solution allows the new staircases to blend nicely into the showrooms while responding to building code requirements and providing a serious of options for movement through the building. Showroom stairs and guardrails are minimalist in design, made of glass and black painted steel.  They serve as viewpoints rather than a focal points. Riser heights are low for ease of movement.  The basement stair, unlike the others, was sculpted from the foundation wall. An additional exterior stair was built to connect the street level to the 2nd floor. This stair pays homage to vernacular Montreal architecture. Des solutions non conventionnelles, \u00e9labor\u00e9es en collaboration entre les professionnels et le client, ont permis au projet d&#39;\u00e9voluer tout en restant fid\u00e8le au concept d\u2019origine. Des d\u00e9tails \u00e9taient dessin\u00e9s, des maquettes \u00e9taient construites, puis d\u00e9truites pour \u00eatre reconstruites, un peu \u00e0 la mani\u00e8re de la conception de meubles. \u00c0 l&#39;instar d&#39;un autre Carlo Scarpa, Cohlmeyer a eu de nombreuses conversations avec les corps de m\u00e9tier d\u00e8s le d\u00e9but du processus de conception et il a d\u00e9couvert des m\u00e9thodes et techniques permettant de d\u00e9finir de nouvelles approches architecturales. La cr\u00e9ation d&#39;une cour publique dans une propri\u00e9t\u00e9 priv\u00e9e fut un nouvel exercice pour la ville de Montr\u00e9al. Pre-existing relationships with Sub-Consultants were a great help in managing unusual approaches to the work. In addition, the Architect collaborated with a meticulous client and with local authorities to gain acceptance of an unconventional commercial space.  The process of obtaining approvals from the authorities having jurisdiction (AHJ) was a slow and arduous process, taking three years altogether. The project is the result of an intensely collaborative design process that the client nurtured throughout &#8211; from sketch design to construction completion. Montauk Sofa was a deceptively ambitious undertaking. The renovation of 2 decrepit row-buildings into a 4-storey showroom brought many unforeseen challenges. Unconventional collaborative solutions driven by the professionals and the client allowed the project to evolve and to remain true to the original concept. The result is a subtly urban intervention that embraces the timeless design of adaptive reuse within a refined and modern renovation. A project that preserves and perpetuates Montreal architecture and adds to the long history of Saint-Laurent boulevard.The client is one of Canada&#39;s renowned furniture designers. He understands how material use, lighting, assemblies, interior design, and branding influence the experience of his clientele.  There was a significant amount of schematic design developed between the client, the Architect, and the Landscape Architect during the first year.  The client intently reviewed drawings by Cohlmeyer, by the Engineers, and by the Landscape Architect and critically analyzed each version. It was at times frustrating and then rewarding to have a client who could mull over the location of a reveal joint with the same concern Mies van Rohe might have. This client looked for the best solution rather than the cheapest solution.Details were drawn, mock-ups were built, and then taken down to be rebuilt, much the way furniture is developed.  Like another Carlo Scarpa, Cohlmeyer had many conversations with the trades early in the design process and discovered methods and techniques to inform new approaches. The creation of a public courtyard in private property was a new exercise for the City of Montreal.  It caused much hesitation by AHJ and resulted in many analyses and in-depth reporting by our team of professionals.  As reluctant as they were, the City officials negotiated with the design team over many months and many design renditions to arrive at an agreement on the design, historic preservation and construction methods. Le client esp\u00e9rait exposer la structure existante c\u00f4t\u00e9 St-Laurent, mais cela a pos\u00e9 probl\u00e8me pour 2 raisons : 1) Les poutres en acier n\u00e9cessitaient une peinture ignifuge, ce qui est co\u00fbteux. 2) Le client ne voulait pas de conduits m\u00e9caniques ou \u00e9lectriques apparents. Le plafond des deux parties du b\u00e2timent devait avoir une r\u00e9sistance au feu et le plafond en gypse s&#39;est av\u00e9r\u00e9 la solution la plus simple.  Du c\u00f4t\u00e9 sud, le client voulait \u00e9viter de comprimer la hauteur libre en installant un plafond plat sous les poutres en H, bien qu\u2019il f\u00fbt n\u00e9cessaire dans le but de dissimuler les conduits m\u00e9caniques et \u00e9lectriques. It has a significant visual effect on the space, but arriving at this design took considerable thought. The building was at one time two distinct buildings, then later joined.  The finish floor levels of the combined buildings were similar, but the floor structures differed.  The south side of the building, on St-Laurent, had flooring composed of a 2\u201d inch concrete slab on 3\u201d mill flooring over H beams at 8\u2019-0\u201d o\/c.  The north side, on St-Dominique, had flooring composed of a 4\u201d concrete slab on steel decking, over light weight steel joists. The client at the outset hoped to expose the existing structure on the south side, but this caused two problems:<br \/>\n1)\tThe steel beams required intumescent paint, which is costly, and,<br \/>\n2)\tThe client did not want visible mechanical or electrical conduits.<br \/>\nThe ceiling on both portions of the building required fire-rating and a gypsum ceiling proved to be the most straightforward solution.  On the south side, the client wanted to avoid compressing headroom by installing a flat ceiling below the H beams, although this approach would be necessary to conceal mechanical and electrical conduits.  After many iterations the team decided on dividing the ceiling into angled compartments between each beam, thus exploiting height by going up to the underside of the mill flooring.  This had 4 important effects:<br \/>\n1)\tThe H-beams are less conspicuous and blend seamlessly into the rhythm of the wave of angled compartments.<br \/>\n2)\tMechanical and electrical conduits pass through the ceiling space.<br \/>\n3)\tA layering of shadows is generated along the saw-toothed design by light coming in from the south windows.<br \/>\n4)\tTrack lighting is discreetly integrated into the high points of the waves so that only a little of each light fixture is visible.<br \/>\nThe effects of this ceiling design are numerous. When hit with natural light from the south, the ceiling is illuminated in a gradient pattern, varying by the intensity of the light. The diagonal \u2018saw edge\u2019 shape leads the eye upwards and to give the space a greater perceived height. And finally, the waves run perpendicular to the length of the building and have the effect of making the space appear broader. Furthermore, the garden also offers direct reciprocal benefits. It provides a small plaza space available to the neighborhood while simultaneously creating an informal venue for the retail showroom. It also provided a private venue where Montauk can contribute directly to the liveliness of the district. Beyond the original three-storey masonry facade would lie a blanket of lush vegetation remaining open to the skies above once you pass through the threshold. The garden consists of Petalites that engulf the planting beds, while the columnar yews begin to draw your eye to the verticality of the large trees that inhabit the grounds. Through the trees, you begin to see glimpses of the glazed facade that lights your path through the garden. The glazed fa\u00e7ade plays a double role 1) during the day, reflecting the sky and greenery. It adds depth to the garden. 2) As dusk falls, the fa\u00e7ade becomes a warm glowing showpiece, illuminates the courtyard, and creates visual warmth. A waterfall is located in front of the glazed fa\u00e7ade, which, besides providing a striking view from inside the basement, produces the noise of a flowing creek in the middle of the courtyard. Career species of trees, shrubs, evergreens, climbing plants, perennials, grasses, and ferns can be found within the walls of this lush garden. The garden\u2019s paired down materiality reinforces its presence as there is no superfluous gesture in this space. The vegetation overgrows and dominates the space, asserting its vitality. The architectural materials, specifically glass and steel, are in sleek contrast to the rugged stone, creeping vines and the abundant greenery that carpet the ground.  All the plants together create a large variety of visual cohesion, not only with each other, but also with the built environment. Working in a climate such as Montreal\u2019s, landscape architects were diligent when selecting the spices that would thrive year-round. The passerby has surprisingly been transported away from the city environment with the coolness of the shade and the sounds of rustling leaves and flowing water. From the busy street the passing glimpses into the luscious garden entice and pique the interest of those who walk past. This public courtyard serves as an urban oasis which intends to give back to the community it belongs to. Montauk Sofa intended to create a space for the greater public when conceiving of this feature garden. The act of preserving the front fa\u00e7ade and creating a hollowed-out courtyard in front of Montauk Sofa, is a poetic gesture. From conception the intent of the project was to expand the idea of a retail development into an urban intervention for the mutual benefit of both the business and the urban context. Montauk Sofa is a boutique furniture retailer. They endeavored to renovate an old, decrepit building on St. Laurent Boulevard as the new home for their Montreal retail and showroom location. The building was located on a section of St. Laurent to which the boisterous urban atmosphere of St. Laurent was just beginning to spread. The desire of the Montauk and the design team was to both take advantage of and contribute to the further expansion of the lively and successful St. Laurent atmosphere. Fundamental to the project was the creation of an iconic urban garden plaza to serve as both urban amenity green space while simultaneously serving as iconic threshold for the retail showroom. The garden draws the urban fabric into the project threshold and allows Montauk to offer amenity and take advantage of the expanded influence this produces. Since the existing building occupied the entirety of the site, the garden was created by removing approximately 1\/3 of the building footprint. As part of the development approval process the city required that the existing building street front fa\u00e7ade be retained and restored. The result was that of an industrial architectural ruin reclaimed and re-imagined. The project was driven by space and light. The remaining floor plates of the existing building were cleared fully of existing partitions and renovated with as few enclosed areas as possible. Large format floor to ceiling windows were installed on the garden fa\u00e7ade to bring light into the showroom and allow all the levels to look out over the plaza garden for the full depth of the building. A communicating space was cut out of the floorplates at the back of the project to ensure light from the large windows on that fa\u00e7ade is able to penetrate all levels of the project. In order to make up for some of the floor space given up to the garden plaza the building\u2019s basement was re-claimed and made suitable for showroom space. The floor was excavated for large areas to improve the headroom. A portion of the old basement was left excavated to allow bring light down to the basement and allow it to look over a garden fountain. Very little information about the existing building was available and the industrial nature of the building resulted in a lot of unforeseen conditions to address during construction. The project developed into a close collaboration with the design team, the client and the contractor to address unforeseen conditions as they arose during construction in a way that respected, and often enhanced the intent of the project. The Building was approximately 13 400 square feet over three full stories and a fourth level of approximately 1\/3 the buildings footprint. There was also a 4 465 square feet of basement storage. The resulting project included a 1100 square foot garden and 12 800 square feet of retail showroom with a 1 200 square foot office on the fourth floor.
