intervention se d\u00e9marque \u00e0 plusieurs \u00e9gards en alliant art et architecture. Tout d\u2019abord, l\u2019int\u00e9gration des murales dans ce projet nous paraissait essentielle pour cr\u00e9er un lieu sophistiqu\u00e9, chaleureux et dont les d\u00e9cors sortent des sentiers battus. Ensuite, les interventions r\u00e9alis\u00e9es permettent d\u2019optimiser les superficies d\u00e9di\u00e9es aux espaces communs, de rassembler les circulations, mais surtout de dynamiser l\u2019ensemble du rez-de-chauss\u00e9e renouvelant ainsi l\u2019identit\u00e9 de l\u2019\u00e9difice \u00e0 l\u2019int\u00e9rieur comme \u00e0 l\u2019ext\u00e9rieur. Enfin, l\u2019esth\u00e9tique industrielle et originale de l\u2019\u00e9difice reste bien ancr\u00e9e par des surfaces de b\u00e9ton poli, apparentes ou d\u2019autres sections en b\u00e9ton brut.<\/p>\n<p>Consid\u00e9rant l\u2019espace du hall restreint et la volont\u00e9 d\u2019am\u00e9nager une entr\u00e9e ayant une prestance; la d\u00e9molition et le d\u00e9placement du quai de chargement, ainsi que les murs int\u00e9rieurs et la modification compl\u00e8te de la dalle offraient la possibilit\u00e9 d\u2019avoir un hall d\u2019entr\u00e9e a\u00e9r\u00e9 et spacieux. De plus, le mur rideau du rez-de-chauss\u00e9e, tr\u00e8s opaque, limitait la visibilit\u00e9 et la luminosit\u00e9 \u00e0 ce niveau de l\u2019\u00e9difice. Le mur existant a donc \u00e9t\u00e9 enti\u00e8rement remplac\u00e9 par une nouvelle enveloppe vitr\u00e9e aux lignes \u00e9pur\u00e9es, maximisant la lumi\u00e8re naturelle et conf\u00e9rant au hall une sensation d\u2019ouverture vers l\u2019ext\u00e9rieur.<\/p>\n<p>Le concept s\u2019inspire du canevas de l\u2019artiste et fait \u00e9galement r\u00e9f\u00e9rence au tissage en lien avec le contexte historique de l\u2019industrie textile omnipr\u00e9sente dans ce quartier. Inspir\u00e9 de l\u2019\u0153uvre d\u2019art d\u00e9j\u00e0 pr\u00e9sente sur le mur ext\u00e9rieur de l\u2019\u00e9difice, le canevas cr\u00e9e un lien entre l\u2019art et l\u2019espace architectural. L\u2019id\u00e9e de canevas sert de fil conducteur comme une empreinte se d\u00e9clinant sous plusieurs formes, mat\u00e9riaux ou finis dans l\u2019ensemble de l\u2019am\u00e9nagement du rez-de-chauss\u00e9e accompagnant ainsi le visiteur dans son parcours.<\/p>\n<p>Le projet met en sc\u00e8ne une collaboration avec lndmrk et l\u2019artiste whatisadam auteur de la murale figurant sur le b\u00e2timent. Deux nouvelles murales majeures ont \u00e9t\u00e9 cr\u00e9\u00e9es pour cet am\u00e9nagement; une premi\u00e8re \u0153uvre anime la nouvelle entr\u00e9e en angle vers l\u2019int\u00e9rieur de la fa\u00e7ade. L\u2019espace propose un vaste escalier tr\u00e8s ouvert menant vers le caf\u00e9 ou vers l\u2019ascenseur. Cette intervention permet d\u2019avoir un hall avec des espaces connexes de rencontre et d\u2019\u00e9changes non encombr\u00e9s par la circulation. <\/p>\n<p>L\u2019effet de lignes se retrouve \u00e9galement dans les espaces communs (plafonds \u00e0 baguettes m\u00e9talliques noires) o\u00f9 le rythme de ces baguettes noires est bris\u00e9 par celui de luminaires fins, lin\u00e9aires et suspendus donnant une impression de profondeur et de tissage. Finally, the industrial and original aesthetics of the building remain well anchored by polished concrete surfaces, exposed or other sections in raw concrete.<\/p>\n<p>Due to the limited space in the lobby and the intention to create an entrance that would have a strong presence, the demolition and relocation of the loading dock, as well as the interior walls and the complete modification of the slab, offered the possibility of having an airy and spacious lobby. In addition, the curtain wall on the first floor was very opaque and limited visibility and light at this level of the building. The existing wall was replaced entirely by a new, sleek glass envelope that maximizes natural light and gives the lobby an open feel to the outdoors.<\/p>\n<p>The concept is inspired by the artist&#39;s canvas and also refers to weaving in relation to the historical context of the textile industry omnipresent in this neighborhood. Inspired by the artwork already on the exterior wall of the building, the canvas creates a link between the art and the architectural space. The idea of the canvas serves as a guiding thread like an imprint that can be found in many forms, materials or finishes throughout the ground floor layout, accompanying the visitor on his or her journey.<\/p>\n<p>The project features a collaboration with lndmrk and the artist whatisadam who created the mural on the building. Two major new murals were created for this development; the first work animates the new entrance at an angle to the interior of the fa\u00e7ade. This gesture signifies the entrance and the work unfolds inside on three offset walls forming a large visual triptych. The creation of this new entrance allows the existing hall to be replaced by an entrance directly in line with the elevators. The second work is located to the left of the terrace and extends into a caf\u00e9 space that we relocated and arranged with tables, chairs and a counter along the exterior glass wall among other elements.<\/p>\n<p>The bright colors and shapes of the weaving effect murals surprise the visitor and put him in the atmosphere. The space offers a vast open staircase leading to the caf\u00e9 or to the elevator. This intervention allows for a hall with related spaces for gathering and exchange that are not cluttered by traffic.<br \/>\nThe effect of lines is also found in the common spaces (ceilings with black metal strips) where the rhythm of these black strips is broken by that of thin, linear and suspended lights giving an impression of depth and fabric. <\/p>\n<p>This new layout takes advantage of an outdoor space on the alley to create a terrace and give new visibility\u0301 to the caf\u00e9\u0301 with more presence in the neighborhood. These investigations allowed us to identify building compliance issues (non-compliant evacuation equipment, insufficient number of exits) and technical issues due to the condition of the building&#39;s main entrance slab. <\/p>\n<p>Thus, we were able to consider the compliance work in a more global context of renovation and development of the first floor. This building, built in 1966, is located in a rapidly developing sector in the heart of Mile-Ex.<\/p>\n<p>The large lobby, mainly dedicated to circulation and access to the elevators, had many wasted spaces. The project therefore allows for the consolidation of the circulation of the first floor, provides more stimulating meeting places and common areas, and meets contemporary requirements, while resolving all non-conformities.<\/p>\n<p>The redevelopment we carried out consists of the transformation of the lobby by relocating the caf\u00e9\u0301 to the corner of the building. This intervention allows to optimize the areas dedicated to common spaces, to gather the circulations and to dynamize the whole first floor. The project also included the redesign of the first floor suites and the window of the master suite overlooking the lobby as well as the layout of the restrooms.<\/p>\n<p>The optimization of the area to be developed (800 square meters) was achieved through several interventions. The reduction of the space occupe by the loading dock allows the building to have a more majestic and attractive entrance. The modification of the first floor envelope, by transforming the initially opaque curtain wall into a glass surface, gives a feeling of openness and space with interior\/exterior visibility. Finally, the caf\u00e9 space is enlarged by the addition of a corner wall.<\/p>\n<p>This project was carried out in two phases because the entrances had to be accessible at all times. Phase 1 also included the upgrading of the alley exit, the caf\u00e9 area and the work on the washrooms and shower rooms. Phase 2 included the main entrance lobby, the open staircase to the caf\u00e9 area and the elevators as well as the lobby.<\/p>\n<p>The progression of this project experienced many disruptions such as the change in the number and size of suites directly related to the choice of tenants and of course the arrival of COVID-19 with the interruption and then the restart of the construction. Considering the limited space of the lobby and the desire to create an entrance with presence, the demolition and relocation of the loading dock, as well as the interior walls and the complete modification of the slab offered the possibility of having an airy and spacious lobby. In addition, the curtain wall on the first floor was very opaque and limited visibility and light at this level of the building. We therefore replaced it with a glass envelope giving the lobby a feeling of openness to the outside.<\/p>\n<p>The integration of art in this project was essential to create a meaningful place. The artworks and the oversized format of the murals allow for a radical change in the look and therefore a renewal of the building&#39;s identity. These murals give a contemporary, refreshing and dynamic character to the new spaces.  The artist Whatisadam (in collaboration with lndmrk) had already created the gigantic mural on the fa\u00e7ade (alley side), so it seemed logical to entrust him with the interior murals in order to create a continuity in the visual environment proposed to the users of this building while creating a complete concept combining art and architecture.<\/p>\n<p>The overall design concept is inspired by the canvas of a painter or the loom for fabrics, but also, the treatment of the artwork already present on the building. Moreover, the building has been named the &#34;weaving mill&#34;, a historical reminder of the textile industry that is omnipresent in this neighborhood. This idea of a canvas serves as a guiding thread like an imprint, an identity declined in several forms, materials or finishes in the entire development of the first floor accompanying the visitor in his journey.<\/p>\n<p>Two major murals were created for this development. The first mural animates the new entrance at an angle towards the interior of the fa\u00e7ade, replacing the one originally located on the corner of the alley and Rue de l&#39;Esplanade and establishing a link between the interior and the exterior, offering an interesting extension and different angles of view depending on where you are. L\u2019id\u00e9e de canevas sert de fil conducteur comme une empreinte se d\u00e9clinant sous plusieurs formes, mat\u00e9riaux ou finis dans l\u2019ensemble de l\u2019am\u00e9nagement du rez-de-chauss\u00e9e accompagnant ainsi le visiteur dans son parcours.<\/p>\n<p>Le projet met en sc\u00e8ne une collaboration avec lndmrk et l\u2019artiste whatisadam auteur de la murale figurant sur le b\u00e2timent. Deux nouvelles murales majeures ont \u00e9t\u00e9 cr\u00e9\u00e9es pour cet am\u00e9nagement; une premi\u00e8re \u0153uvre anime la nouvelle entr\u00e9e en angle vers l\u2019int\u00e9rieur de la fa\u00e7ade. Ce geste permet de signifier l\u2019entr\u00e9e et l\u2019\u0153uvre se d\u00e9ploie \u00e0 l\u2019int\u00e9rieur sur trois murs d\u00e9cal\u00e9s formant un grand triptyque visuel. La cr\u00e9ation de cette nouvelle entr\u00e9e permet de remplacer le hall existant par une entr\u00e9e directement en axe avec les ascenseurs. La deuxi\u00e8me \u0153uvre elle, se situe \u00e0 gauche de la terrasse et se prolonge \u00e0 l\u2019int\u00e9rieur d\u2019un espace caf\u00e9 que nous avons relocalis\u00e9 et am\u00e9nag\u00e9 avec tables, chaises et comptoir le long de la paroi vitr\u00e9e ext\u00e9rieure entre autres \u00e9l\u00e9ments. Les couleurs vives et les formes des murales reprenant l\u2019effet de tissage surprennent le visiteur et le mettent dans l\u2019ambiance. L\u2019espace propose un vaste escalier tr\u00e8s ouvert menant vers le caf\u00e9 ou vers l\u2019ascenseur. Cette intervention permet d\u2019avoir un hall avec des espaces connexes de rencontre et d\u2019\u00e9changes non encombr\u00e9s par la circulation. <\/p>\n<p>L\u2019effet de lignes se retrouve \u00e9galement dans les espaces communs (plafonds \u00e0 baguettes m\u00e9talliques noires) o\u00f9 le rythme de ces baguettes noires est bris\u00e9 par celui de luminaires fins, lin\u00e9aires et suspendus donnant une impression de profondeur et de tissage. Ce nouvel agencement permet de tirer avantage d\u2019un espace ext\u00e9rieur sur la ruelle pour cr\u00e9er une terrasse et donner une nouvelle visibilit\u00e9\u0301 au caf\u00e9\u0301 avec plus de pr\u00e9sence dans le quartier. Cette murale \u00e9tablit un lien entre l\u2019int\u00e9rieur et l\u2019ext\u00e9rieur offrant un prolongement int\u00e9ressant.<\/p>\n","en":"<p>This intervention stands out in several ways by combining art and architecture. First of all, the integration of murals in this project seemed essential to create a sophisticated and warm place with a unique atmosphere. Secondly, the interventions carried out allowed us to optimize the surface areas dedicated to common spaces, to gather the circulation, but above all to revitalize the entire first floor, thus renewing the identity of the building inside and outside. Finally, the industrial and original aesthetics of the building remain well anchored by polished concrete surfaces, exposed or other sections in raw concrete.<\/p>\n<p>Due to the limited space in the lobby and the intention to create an entrance that would have a strong presence, the demolition and relocation of the loading dock, as well as the interior walls and the complete modification of the slab, offered the possibility of having an airy and spacious lobby. In addition, the curtain wall on the first floor was very opaque and limited visibility and light at this level of the building. The existing wall was replaced entirely by a new, sleek glass envelope that maximizes natural light and gives the lobby an open feel to the outdoors.<\/p>\n<p>The concept is inspired by the artist's canvas and also refers to weaving in relation to the historical context of the textile industry omnipresent in this neighborhood. Inspired by the artwork already on the exterior wall of the building, the canvas creates a link between the art and the architectural space. The idea of the canvas serves as a guiding thread like an imprint that can be found in many forms, materials or finishes throughout the ground floor layout, accompanying the visitor on his or her journey.<\/p>\n<p>The project features a collaboration with lndmrk and the artist whatisadam who created the mural on the building. Two major new murals were created for this development; the first work animates the new entrance at an angle to the interior of the fa\u00e7ade. This gesture signifies the entrance and the work unfolds inside on three offset walls forming a large visual triptych. The creation of this new entrance allows the existing hall to be replaced by an entrance directly in line with the elevators. The second work is located to the left of the terrace and extends into a caf\u00e9 space that we relocated and arranged with tables, chairs and a counter along the exterior glass wall among other elements.<\/p>\n<p>The bright colors and shapes of the weaving effect murals surprise the visitor and put him in the atmosphere. The space offers a vast open staircase leading to the caf\u00e9 or to the elevator. This intervention allows for a hall with related spaces for gathering and exchange that are not cluttered by traffic.<br \/>\nThe effect of lines is also found in the common spaces (ceilings with black metal strips) where the rhythm of these black strips is broken by that of thin, linear and suspended lights giving an impression of depth and fabric. <\/p>\n<p>This new layout takes advantage of an outdoor space on the alley to create a terrace and give new visibility\u0301 to the caf\u00e9\u0301 with more presence in the neighborhood.
