Le principal locataire \u00e9tant le minist\u00e8re de l&#39;Enfance et de la Famille (MCFD), ce projet est l&#39;un des premiers b\u00e2timents gouvernementaux de la Colombie-Britannique \u00e0 \u00eatre construit en tenant compte de crit\u00e8res stricts. Conform\u00e9ment aux objectifs de r\u00e9duction des \u00e9missions fix\u00e9s par le Canada, le b\u00e2timent du MCFD devient une vitrine des technologies durables et une r\u00e9f\u00e9rence pour les projets futurs. En combinant diverses strat\u00e9gies de conception telles que les concepts de maison passive (PassivHaus), les panneaux photovolta\u00efques sur le toit, les forages pour capter l'\u00e9nergie g\u00e9othermique et les contr\u00f4les sophistiqu\u00e9s pour faire fonctionner les syst\u00e8mes \u00e9nerg\u00e9tiques et surveiller leur performance, le projet sera neutre en carbone et net-z\u00e9ro en \u00e9nergie.<br \/>\nAnciennement occup\u00e9s par un magasin Sears et Fabricville, le b\u00e2timent partage un terrain avec deux autres b\u00e2timents commerciaux similaires d\u2019un \u00e9tage avec un rev\u00eatement en stuc d\u00e9fraichi ainsi qu\u2019un stationnement partag\u00e9 laissant peu d\u2019espace pour la v\u00e9g\u00e9tation. Un am\u00e9nagement paysager agr\u00e9mente le pourtour de l\u2019\u00e9difice en introduisant des plantations de la r\u00e9gion avares en eau, des treillis pour plantes grimpantes, des espaces ext\u00e9rieurs soigneusement am\u00e9nag\u00e9s pour le b\u00e9n\u00e9fice du personnel.<br \/>\nEn ce qui concerne la durabilit\u00e9, l'objectif du projet \u00e9tait de devenir net z\u00e9ro, soit que la consommation totale d\u2019\u00e9nergie soit z\u00e9ro; la mod\u00e9lisation entrevoit une contribution exc\u00e9dentaire au r\u00e9seau \u00e9lectrique! La structure ainsi que la majorit\u00e9 de l\u2019enveloppe du b\u00e2timent ont \u00e9t\u00e9 conserv\u00e9e et am\u00e9lior\u00e9e; l'isolation des murs passant de R17 \u00e0 R52 et celle du toit de R31 \u00e0 R73. Le rev\u00eatement ext\u00e9rieur en panneaux de ciment l\u00e9ger color\u00e9 poss\u00e8de un syst\u00e8me de fixation pare-pluie ventil\u00e9 qui conf\u00e8re une apparence de ma\u00e7onnerie solide. Pour \u00e9viter de p\u00e9n\u00e9trer le pare-vapeur et assurer l'\u00e9tanch\u00e9it\u00e9 \u00e0 l'air, les c\u00e2blages et les prises \u00e9lectriques sont situ\u00e9s devant celui-ci. La structure du nouveau vestibule et des nouvelles marquises est isol\u00e9e de la structure principale pour \u00e9viter les ponts thermiques.<br \/>\nLes portes et fen\u00eatres sont du triple verre isol\u00e9 dans un cadre de fibre de verre et positionn\u00e9es pour permettre l\u2019apport de la lumi\u00e8re et la ventilation naturelle. Une trentaine de puits de lumi\u00e8re tubulaire de type Solatube contribuent \u00e0 l\u2019\u00e9clairage int\u00e9rieur.<br \/>\nDes contr\u00f4les d'\u00e9clairage \u00e0 la circulation int\u00e9rieure s\u00e9curis\u00e9e et \u00e0 la s\u00e9paration des espaces publics et priv\u00e9s, tout a \u00e9t\u00e9 bien pens\u00e9 pour offrir une exp\u00e9rience fluide et agr\u00e9able pour ses occupants. Le graphisme est omnipr\u00e9sent et refl\u00e8te les consid\u00e9rations autochtones et la nature abondante de la r\u00e9gion.<\/p>\n","en":"<p>This project is the story of a successful transformation of an obsolete 16,000 sq. ft. retail box into a sustainable office building in the administrative heart of Williams Lake on the traditional territory of the Secwepemc [pronounced suh-wep-muh] and neighbouring T'exelcemc First Nations (Williams Lake Indian Band) and Xat's\u00fall First Nation (Soda Creek Indian Band). With the Ministry for Children and Families (MCFD) as the main tenant, this project is one of the first government buildings in British Columbia to be built to strict durable design criteria. In line with Canada's emission reduction targets, the MCFD building is becoming a showcase for sustainable technologies and a benchmark for future projects. By combining various design strategies such as passive house concepts (PassivHaus), photovoltaic panels on the roof, geothermal energy, and sophisticated controls to operate the energy systems and monitor their performance, the project will be carbon neutral and net-zero energy.<br \/>\nFormerly occupied by Sears and Fabricville stores, the building shares a lot with two other similar one-storey commercial buildings with faded stucco cladding and a shared parking lot leaving little room for vegetation. Landscaping surrounds the refurbished building, introducing water-efficient local plantings, trellises for climbing plants, and carefully landscaped outdoor areas for the benefit of the occupants.<br \/>\nIn terms of sustainability, the goal of the project was to become net-zero, i.e. total energy consumption would be zero; the modelling anticipates an excess contribution to the power grid! The structure and most of the building envelope were retained and upgraded; wall insulation was increased from R17 to R52 and roof insulation from R31 to R73. The coloured lightweight cement board exterior cladding has a ventilated rainscreen fastening system which gives a solid masonry appearance. Elements such as electrical wiring and outlets are located to avoid penetrating the vapour barrier and to ensure airthigtness. The structure of the new vestibule and canopies is completely separated from the main structure to avoid thermal bridging.<br \/>\nThe doors and windows are triple glass insulated in a fibreglass frame and positioned to allow light and natural ventilation. Thirty tubular Solatube skylights contribute extensive natural light to the interior.<br \/>\nWith the introduction of leading-edge lighting controls, the planning of secure interior circulation and the separation of public and private spaces, special attention has been given out to providing a fluid and pleasant experience for its occupants. The design incorporates WELL principles for occupants\u2019 well-being as well as the Rick Hansen Foundation principles for enhanced accessibility.<br \/>\nThis community service improvement was thoughtfully designed with special attention to sustainability, accessibility, and First Nations inclusion.
