Concept de planification :<\/p>\n<p>Le concept de planification de ce projet provient de la lib\u00e9ration des gens de la bo\u00eete r\u00e9sidentielle st\u00e9r\u00e9otyp\u00e9e en b\u00e9ton arm\u00e9, et du retour \u00e0 une vie tranquille, naturelle, dans une villa de style manoir avec la culture r\u00e9gionale. Le concept de la villa est transpos\u00e9 dans l&rsquo;air, ce qui est r\u00e9alis\u00e9 par le plan d&rsquo;ensemble, la conception de la maison et la conception de la fa\u00e7ade.<br \/>\nIi. Aper\u00e7u de l&rsquo;\u00e9tat d&rsquo;avancement du projet et de la planification g\u00e9n\u00e9rale :<br \/>\nLe terrain est situ\u00e9 dans le district de Songbai, dans la ville de Xiamen, avec la route Xipu \u00e0 l&rsquo;est et la route Yupu au nord. Le c\u00f4t\u00e9 sud-est du terrain offre une bonne vue sur le lac \u7b7c\u7b5c. Le b\u00e2timent situ\u00e9 \u00e0 l&rsquo;est est le coll\u00e8ge Songbai. Les d\u00e9nivel\u00e9s \u00e0 l&rsquo;int\u00e9rieur et \u00e0 l&rsquo;ext\u00e9rieur de la base sont respectivement de 4 et 3 m\u00e8tres.<br \/>\nLa superficie totale du projet \u00ab\u00a0Tianhu\u00a0\u00bb est de 13 908,401 m\u00e8tres carr\u00e9s, dont 9 605,215 m\u00e8tres carr\u00e9s de terrains commerciaux et r\u00e9sidentiels, et 4 303,186 m\u00e8tres carr\u00e9s de terrains pour l&rsquo;\u00e9cole maternelle. Le volume de construction est de 1,82, la densit\u00e9 de construction est de 30 % et le taux d&rsquo;espaces verts est de 35 %. Le terrain commercial et r\u00e9sidentiel du c\u00f4t\u00e9 nord du projet se compose de deux immeubles de grande hauteur en dalles de 17F et d&rsquo;immeubles commerciaux de deux \u00e9tages le long de la rue. Les gratte-ciel en dalles adoptent un syst\u00e8me de structure \u00e0 colonnes en b\u00e9ton arm\u00e9 coul\u00e9 sur place, et le c\u00f4t\u00e9 sud est un jardin d&rsquo;enfants de 12 classes d&rsquo;une superficie de 3 000 m\u00e8tres carr\u00e9s.<\/p>\n<p>3. Description du concept et pr\u00e9sentation g\u00e9n\u00e9rale :<br \/>\nId\u00e9e du projet : L&rsquo;id\u00e9e principale du projet est de construire une villa-jardin flottant dans le ciel sur un terrain de pins et de cypr\u00e8s. La conception de ce terrain s&rsquo;inspire de la vue sur le lac \u7b7c\u7b5c dans le ciel, et la r\u00e9gularit\u00e9 des \u00e9tages d&rsquo;entr\u00e9e d\u00e9cal\u00e9s permet aux blocs d&rsquo;appartements modulaires de s&#8217;embo\u00eeter comme un Rubik&rsquo;s cube pour former un jardin ext\u00e9rieur partiel sur quatre \u00e9tages. Cette conception ajoute non seulement au caract\u00e8re unique et \u00e0 l&rsquo;int\u00e9r\u00eat de la maison, mais offre \u00e9galement aux r\u00e9sidents de vastes espaces ext\u00e9rieurs et de belles vues.<br \/>\nLe plan g\u00e9n\u00e9ral est \u00e9labor\u00e9 en fonction des caract\u00e9ristiques et des contraintes du terrain, qui est principalement divis\u00e9 en trois parties : r\u00e9sidentielle, commerciale et routi\u00e8re.<br \/>\nAm\u00e9nagement r\u00e9sidentiel : \u00c9tant donn\u00e9 que l&rsquo;\u00e9tendue de l&rsquo;utilisation du terrain et la ligne de recul du b\u00e2timent du jardin d&rsquo;enfants ont \u00e9t\u00e9 d\u00e9termin\u00e9es, il n&rsquo;y a pas beaucoup de place pour l&rsquo;agencement du b\u00e2timent du jardin d&rsquo;enfants, qui ne peut \u00eatre am\u00e9nag\u00e9 qu&rsquo;en fonction des exigences des conditions d&rsquo;am\u00e9nagement. De ce fait, la surface de la maison est concentr\u00e9e sur le c\u00f4t\u00e9 nord. Nous avons con\u00e7u la maison sous la forme de deux tours \u00e0 panneaux. Afin d&rsquo;augmenter autant que possible la distance entre les deux maisons, de former un atrium de grande distance et de cr\u00e9er un bon paysage d&rsquo;atrium, la maison a \u00e9t\u00e9 con\u00e7ue sous la forme de deux maisons de grande hauteur \u00e0 panneaux. Cette conception r\u00e9pond non seulement aux exigences de la ligne rouge du terrain et des b\u00e2timents environnants, mais cr\u00e9e \u00e9galement une bonne vue de l&rsquo;atrium, en tenant compte de l&rsquo;environnement.<\/p>\n<p>Am\u00e9nagement commercial : Sur la route de planification au nord du site et sur la route Xipu \u00e0 l&rsquo;est du site, une disposition raisonnable de la fa\u00e7ade commerciale peut attirer plus de pi\u00e9tons et de v\u00e9hicules, de mani\u00e8re \u00e0 augmenter les opportunit\u00e9s et les revenus des activit\u00e9s commerciales et \u00e0 maximiser la valeur commerciale. Planning concept:<\/p>\n<p>The planning concept of this project comes from the liberation of people from the stereotypical reinforced concrete residential box, and return to a leisurely, natural, villa-style mansion life with regional culture. And the concept of the villa transplanted into the air, and this is achieved through the overall planning layout, house design and facade design.<br \/>\nIi. Overview of project status and overall planning:<br \/>\nThe plot is located in Songbai District, Xiamen City, with Xipu Road to the east and Yupu Road to the north. On the southeast side of the plot, you can see \u7b7c\u7b5c lake with a good view. The building on the east side is Songbai Middle School. The elevation drops inside and outside the base are about 4 meters and 3 meters, respectively.<br \/>\nThe total land area of \u00ab\u00a0Tianhu\u00a0\u00bb project is 13,908.401 square meters, including 9,605.215 square meters of commercial and residential land, and 4,303.186 square meters of kindergarten land. The building volume is 1.82, the building density is 30%, and the green land rate is 35%. The commercial and residential land on the north side of the project consists of two 17F slab high-rise buildings and two-storey commercial buildings along the street. The slab high-rise buildings adopt cast-in situ reinforced concrete frame column structure system, and the south side is a 12-class kindergarten of 3,000 square meters.<br \/>\n3. This design not only adds to the uniqueness and interest of the house, but also provides the residents with spacious outdoor Spaces and beautiful views.<br \/>\nThe general layout is developed according to the characteristics and constraints of the plot, which is mainly divided into three parts: residential, commercial and road.<br \/>\nResidential layout: Since the land use scope and building retreat line of the kindergarten have been determined, there is not much room for the layout of the kindergarten building outline, and it can only be arranged according to the requirements of the planning conditions. Affected by this, the land area of the house is concentrated in the north side. We designed the house as two panel high-rise houses. In order to expand the distance between the two houses as much as possible, form a large distance atrium, and create a good atrium landscape, the house was designed as two panel high-rise houses. This design not only meets the requirements of the red line of the land and the surrounding buildings, but also creates a good view of the atrium, taking into account the residents&rsquo; living experience and landscape enjoyment.<br \/>\nCommercial layout: On the planning Road on the north side of the site and Xipu Road on the east side of the site, reasonable layout of the commercial front can attract more pedestrians and vehicles, so as to increase the opportunities and income of commercial activities and maximize the commercial value. At the same time, such layout can also reduce the impact of urban roads on the residential landscape and ensure the quiet and comfortable residential area.<br \/>\nRoad setting: After entering the community, vehicles will directly enter the underground garage through the road and garage ramp on the west side of the community, and no parking space will be set inside the ground of the community. Meanwhile, two floors of residential buildings on the south side will be partially raised as pedestrian entrances, separating the pedestrian entrances from the pedestrian entrances, reducing the cross between people and vehicles, and realizing the separation of people and vehicles. It can ensure the greening and landscape inside the community and improve the quality of life of residents.<br \/>\nIv. Such a commercial layout can better protect the quiet and privacy of the residential area.<br \/>\nIn the planning of the kindergarten, a garden courtyard of 20 meters by 70 meters is carefully arranged on the south side of the project as the entrance. Under this layout, the public green space of the community is maximized and the landscape quality is high. The residential layout is transparent from north to south, and each household has a private garden. In the overall landscape of the community, there is a garden in the garden, natural penetration into the household, and the perfect transition between private and public is achieved.
