Le personnel \u0153uvrant aux 2e et 4e niveaux b\u00e9n\u00e9ficie \u00e9galement de ces vues.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Am\u00e9nagement paysager et stationnement<\/strong><\/p>\n<p>L\u2019un des importants d\u00e9fis auxquels ont d\u00fb faire face les architectes a \u00e9t\u00e9 l\u2019am\u00e9nagement des aires de stationnement requises en regard des grands besoins des occupants. Une demande de d\u00e9rogation aupr\u00e8s des autorit\u00e9s municipales s\u2019est donc av\u00e9r\u00e9e n\u00e9cessaire.<\/p>\n<p>Afin de maximiser le nombre de cases en sous-sol, les promoteurs ont d\u00fb prendre la d\u00e9cision de construire le stationnement au-del\u00e0\u0300 des limites du b\u00e2timent hors sol. Ainsi une partie du stationnement actuel se trouve sous la terrasse du restaurant, au nord-ouest. Plusieurs cases ont \u00e9galement \u00e9t\u00e9 ajout\u00e9es \u00e0 l\u2019ext\u00e9rieur sauf devant la fa\u00e7ade principale afin d\u2019en pr\u00e9server l\u2019int\u00e9grit\u00e9, pratique peu courante dans le quartier.<\/p>\n<p>Un effort majeur a \u00e9t\u00e9 consacr\u00e9 \u00e0 l\u2019am\u00e9nagement paysager des lieux afin de diminuer l\u2019impact des voitures et de favoriser l\u2019implantation de terrasses en continuit\u00e9 avec les espaces publics int\u00e9rieurs. C\u2019est d\u2019ailleurs le seul immeuble du quartier qui propose des am\u00e9nagements ext\u00e9rieurs permettant le rassemblement et la rencontre des citoyens souvent confin\u00e9s \u00e0 leur logement.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Structure<\/strong><\/p>\n<p>Le choix d\u2019une charpente de b\u00e9ton a \u00e9t\u00e9 conditionn\u00e9e par la faible disponibilit\u00e9 de l\u2019acier et du bois en p\u00e9riode de pand\u00e9mie, dans la r\u00e9gion de Qu\u00e9bec. L\u2019utilisation du b\u00e9ton a cependant permis une plus grande compacit\u00e9 des volumes int\u00e9rieurs en limitant l\u2019\u00e9paisseur des entre-plafonds.<\/p>\n<p>Les composantes horizontales des dalles de b\u00e9ton, tr\u00e8s fines, ont favoris\u00e9 l\u2019int\u00e9gration des porte-\u00e0-faux ainsi que leur extension gr\u00e2ce \u00e0 des composantes en acier. Cet assemblage d\u2019une grande l\u00e9g\u00e8ret\u00e9 favorise la perception d\u2019une superposition de strates plut\u00f4t que d\u2019un encastrement de volumes, les uns sur les autres. Les composantes structurales viennent ici appuyer le choix du langage architectural, \u00e0 la fois sobre, transparent et en dialogue avec son environnement.<\/p>\n<p><strong>M\u00e9canique<\/strong><\/p>\n<p>Le promoteur a mis\u00e9 ici sur des syst\u00e8mes \u00e9lectrom\u00e9caniques de qualit\u00e9 sup\u00e9rieure aux standards courants, dans le domaine commercial. It is part of the new Misc\u00e9o district, which took off with the 2008 opening of a conference and exhibition centre that is now the fourth-busiest meeting facility for the province of Quebec\u2019s business community. The Misc\u00e9o district is also now the eastern urban development hub for the greater L\u00e9vis area.<\/p>\n<p>For the managers of the Exceldor poultry cooperative, who were looking for a prestigious headquarters location, 1500 M\u00e9tivier St. offered a unique opportunity to be part of a dynamic area, featuring a mix of retail establishments, service companies and residential complexes.<\/p>\n<p>With 400 owner-members, the well-known agri-food cooperative decided on a location a few hundred metres from the conference centre, and to build a headquarters that would visually reflect the company\u2019s brand identity.<\/p>\n<p><strong>The building<\/strong><\/p>\n<p>The new four-floor head office is surrounded by buildings varying in height from 1-2 floors, such as a nearby medical centre and an office building, to 4-9 floors, such as some of the nearby residential complexes. Residential towers taller than 10 floors are now allowed in the area.<\/p>\n<p>In terms of volumetrics, 1500 M\u00e9tivier is a metaphorical hyphen linking all of the nearby buildings. Its smooth, transparent fa\u00e7ades offer a timeless sculptural expression contrasting with the architectural vocabulary of the neighbouring fa\u00e7ades.<\/p>\n<p>The primary cladding material for the residential buildings and hotel is masonry. For the Exceldor building, the decision to use a primarily glass exterior is aligned with a desire to stand out and express \u00a0its identity while also demonstrating a discreet approach with the immediate environment.<\/p>\n<p>The composition of the fa\u00e7ades alludes to bar codes, specific to the building but not random. The sequence of vertical openings is linked to the interior layout, which democratizes the distribution of natural light in work spaces and comfortable common areas. The building\u2019s concrete structure also made it possible to create closed offices with an equitable distribution of windows. The highly flexible layout makes it easy to change the purpose of the spaces, for example, conference rooms \u00a0could substitute offices or open areas and natural lighting would beunchanged.<\/p>\n<p><strong>Fa\u00e7ade composition and movement<\/strong><\/p>\n<p>In this project, featuring a relatively conventional program, special attention was paid to the composition and movement of the fa\u00e7ades, with alternating opaque and transparent zones. The building, parallel to M\u00e9tivier St., follows a slight bend in the roadway. That movement, echoed by the designers, made it possible to give the building a distinctive character \u2013 an unusual feature for a commercial building of this size.<\/p>\n<p>Moreover, a sliding of the volumes, particularly legible on the northwest fa\u00e7ade, energizes the whole. The subtle and stratified inflections in the superimposed volumes create a dialogue with the volumes of the neighbouring buildings. The interplay of volumes and fa\u00e7ade composition, with their alternating transparency and opacity, gives outside observers ever-changing perceptions of the building.<\/p>\n<p>The slight bend in M\u00e9tivier St. also serves as a pretext for introducing another angular element, seen both in plan and cross-section views, on the third and fourth floors on the west side. On the south side, the four levels are fully transparent and framed by an enormous aluminium\u00a0 frame. This large urban frame appears to defy the 6-to-10-floor buildings opposite.<\/p>\n<p><strong>Glass<\/strong><\/p>\n<p>Glass has been used as a material in architecture for centuries, and its popularity has only grown in recent years due to its unique properties, increasingly energy efficient performance and versatility. The building envelope, composed almost entirely of glass, made it possible to create smooth, fluid, transparent facades with multiple effects, impossible to achieve with other materials.<\/p>\n<p>The floor-to-floor windows allow natural light to enter the building at any time of the day, creating a stimulating atmosphere that promotes the well-being of the occupants of this new work environment. Glass was also recommended for interior fittings. Main material composing the interior walls, it ensures that natural light spreads to the heart of the building and allows all occupants to enjoy a direct view of the outside.<\/p>\n<p><strong>Interior layout and design<\/strong><\/p>\n<p>The entrance to 1500 M\u00e9tivier St. \u00a0stands out by an overhang running the length of the main fa\u00e7ade. It is perpendicular to the building\u2019s core and provides access to shops and restaurants on the ground floor and to office spaces on the upper levels.<\/p>\n<p>The top two floors are occupied by Exceldor\u2019s headquarters. Offices and work spaces are arranged around a central node that hosts the reception area and a spiral stairway connecting the two floors occupied by the company.<\/p>\n<p>The layout is defined by \u00a0sobriety and flexibility, and the nuances of the opaque and transparent volumes. Large glass partitions divide the interior space, helping maximize natural light in work and traffic areas. Long wood walls hide utility areas (vertical traffic, mechanical rooms, washrooms, closets, etc.) and serve as visual markers.<\/p>\n<p>The warmth of wood is found in employee lounge areas and in the furniture. The interior design, devised in a post-pandemic context where \u00a0telework has changed the definition of the professional environment, have been thought with the goal of promoting collaboration and staff comfort, as well as enhancing the overall attractiveness of the company.<\/p>\n<p>The executive offices, on the top floor, extend on a cantilevered structure over the work areas on the third floor. The sliding of the upper volume protects the open areas on the third floor from direct sunlight, while users \u00a0enjoy excellent views of the cities of L\u00e9vis and Quebec. \u00a0Occupants on the second and fourth floors also have access to the same views.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Landscaping et Parking<\/strong><\/p>\n<p>One of the major challenges the architects faced was including sufficient parking for the occupants\u2019 needs. It was therefore necessary to apply for a zoning variance.<\/p>\n<p>In order to maximize the number of parking spaces in the basement, the developers decided to extend the underground parking garage beyond the building\u2019s above-ground footprint. Thus, part of the parking garage is located under the restaurant patio on the northeast side. Several spaces were also added outdoors, except in front of the main fa\u00e7ade in order to protect its integrity \u2013 a rare practice in the area.<\/p>\n<p>Significant effort was put into landscaping the site in order to reduce the impact of vehicles and encourage the addition of patios as extensions of the indoor public spaces. It is also the only building in the neighbourhood that includes outdoor spaces where local residents, in many cases confined to their apartments, can gather.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Structure<\/strong><\/p>\n<p>The decision to use a concrete framework was influenced by pandemic-related shortages of steel and wood in the Quebec City area. The use of concrete had the benefit of allowing greater compactness of interior volumes by reducing the thickness of ceiling voids.<\/p>\n<p>The horizontal components of the concrete slabs facilitated the use of cantilevered elements and their extension using steel components. This very light assembly encourages the perception of superimposed layers rather than encased volumes, one on top of another. The structural components provide support for the chosen architectural language \u2013 restrained, transparent and in dialogue with its environment.<\/p>\n<p><strong>Mechanical elements<\/strong><\/p>\n<p>The developer chose high-quality electromechanical systems that exceed current standards for commercial structures. Special attention was given to the responsible use of power supply equipment and to the integration of equipment in a manner that respects the architectural design.<\/p>\n<p>The engineering firm responsible for designing the mechanical systems chose equipment with a view to maximizing occupants\u2019 comfort while remaining energy-efficient. Air conditioning is handled by a system with variable-flow coolant, facilitating the transfer of heat from areas in need of cooling to those in need of heating. In the winter, the system can draw energy from outdoor air to heat the building; the system is effective at temperatures as low as -25\u00b0C.<\/p>\n<p>The mechanical system also includes a fresh air treatment unit that guarantees the purity of indoor air while optimizing energy efficiency, thanks in particular to a rotary heat exchanger and an integrated heat-pump heating system. Il se greffe au nouveau quartier Misc\u00e9o, lequel prenait v\u00e9ritablement son essor avec l\u2019inauguration, en 2008, du Centre de congr\u00e8s et d\u2019expositions, devenu depuis le quatri\u00e8me plus important lieu de rendez-vous de la client\u00e8le d\u2019affaires du Qu\u00e9bec. Le quartier Misc\u00e9o, par ailleurs, constitue d\u00e9sormais le p\u00f4le EST de d\u00e9veloppement urbain de la grande ville de L\u00e9vis.<\/p>\n<p>Pour les dirigeants d\u2019Exceldor coop\u00e9rative, \u00e0 la recherche d\u2019un site de prestige pour leur si\u00e8ge social, le 1500 rue M\u00e9tivier offrait une opportunit\u00e9 unique de s\u2019inscrire dans ce milieu de vie dynamique, int\u00e9grant tant commerces et entreprises de services que complexes r\u00e9sidentiels.<\/p>\n<p>Avec ses 400 membres propri\u00e9taires, la coop\u00e9rative agroalimentaire de renom d\u00e9cidait donc de s\u2019implanter \u00e0 quelques centaines de m\u00e8tres du Centre de congr\u00e8s et de se doter d\u2019un immeuble dont la signature visuelle refl\u00e9terait l\u2019identit\u00e9 de marque de l\u2019entreprise.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Le b\u00e2timent<\/strong><\/p>\n<p>D\u2019une hauteur de quatre \u00e9tages, le nouveau si\u00e8ge social est entour\u00e9 de b\u00e2timents dont la hauteur varie, allant d\u2019un et deux \u00e9tages, dans le cas d\u2019un centre m\u00e9dical et d\u2019un immeuble \u00e0 bureaux, \u00e0 quatre et neuf \u00e9tages, dans le cas de complexes r\u00e9sidentiels \u00e0 proximit\u00e9. Des tours d\u2019habitation de plus de 10 \u00e9tages sont aujourd\u2019hui permises dans le quartier.<\/p>\n<p>Sur le plan de la volum\u00e9trie, le 1500 rue M\u00e9tivier agit comme une sorte de trait d\u2019union, ou de liant, qui relie l\u2019ensemble des \u00e9difices \u00e0 proximit\u00e9. Ses fa\u00e7ades lisses et transparentes proposent une expression sculpturale et intemporelle, laquelle contraste avec le vocabulaire architectural utilis\u00e9 sur les fa\u00e7ades avoisinantes.<\/p>\n<p>Le principal rev\u00eatement, tant des \u00e9difices r\u00e9sidentiels que de l\u2019h\u00f4tel, est la ma\u00e7onnerie. Pour le b\u00e2timent occup\u00e9 par Exceldor, le choix d\u2019un rev\u00eatement majoritairement de verre correspond \u00e0 un d\u00e9sir de se distinguer et d\u2019affirmer son identit\u00e9 tout en faisant preuve de discr\u00e9tion par rapport \u00e0 l\u2019environnement imm\u00e9diat.<\/p>\n<p>La composition des fa\u00e7ades fait allusion \u00e0 une forme de \u00ab\u00a0code barre\u00a0\u00bb qui serait sp\u00e9cifique au b\u00e2timent sans pour autant \u00eatre al\u00e9atoire. En effet, la s\u00e9quence des ouvertures verticales r\u00e9pond \u00e0 un am\u00e9nagement int\u00e9rieur qui d\u00e9mocratise l\u2019apport de lumi\u00e8re au sein d\u2019espaces de travail et d\u2019aires partag\u00e9es conviviales. La trame de la structure de b\u00e9ton permet \u00e9galement l\u2019am\u00e9nagement de bureaux ferm\u00e9s avec une distribution de fenestration \u00e9quitable. L\u2019organisation, d\u2019une grande flexibilit\u00e9, permet de facilement modifier l\u2019utilisation des lieux, les salles de conf\u00e9rence pouvant se substituer aux bureaux ou aux aires ouvertes, l\u2019apport de lumi\u00e8re naturelle demeurant inchang\u00e9.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Composition et mouvement des fa\u00e7ades<\/strong><\/p>\n<p>Dans ce projet, au programme relativement conventionnel, une grande attention a \u00e9t\u00e9 port\u00e9e \u00e0 la composition et au mouvement des fa\u00e7ades o\u00f9 alternent les zones d\u2019opacit\u00e9 et de transparence. Le b\u00e2timent, parall\u00e8le \u00e0 la rue Me\u0301tivier, suit le l\u00e9ger mouvement angulaire de la voie publique. Ce mouvement, repris par les concepteurs, a permis de donner \u00e0 l\u2019\u00e9difice un caract\u00e8re distinct, d\u00e9finitivement inhabituel pour un \u00e9difice commercial de cette taille.<\/p>\n<p>Par ailleurs, un glissement des volumes, particuli\u00e8rement lisible sur la fa\u00e7ade nord-ouest, vient dynamiser l\u2019ensemble. Les inflexions, subtiles et stratifi\u00e9es, des volumes superpos\u00e9s cr\u00e9ent un dialogue avec les volumes des b\u00e2timents voisins. Le jeu de volumes et la composition des fa\u00e7ades, o\u00f9 alternent les zones d\u2019opacit\u00e9 et de transparence, font en sorte que la perception des lieux est sans cesse changeante pour ceux et celles qui observent le b\u00e2timent de l\u2019ext\u00e9rieur.<\/p>\n<p>La l\u00e9g\u00e8re d\u00e9viation de la rue M\u00e9tivier sert par ailleurs de pr\u00e9texte \u00e0 l\u2019introduction d\u2019un autre jeu angulaire qui se refl\u00e8te tant en plan qu\u2019en coupe, aux 3e et 4e niveaux, c\u00f4t\u00e9 ouest. C\u00f4t\u00e9 sud, les quatre niveaux apparaissent en totale transparence \u00e0 l\u2019int\u00e9rieur d\u2019un immense cadre d\u2019acier. Ce grand cadre urbain semble d\u00e9fier les b\u00e2timents de 6 \u00e0 10 \u00e9tages, situ\u00e9s en vis-\u00e0-vis.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Utilisation du verre<\/strong><\/p>\n<p>Le verre est utilis\u00e9 comme mat\u00e9riau dans l\\\u2019architecture depuis des si\u00e8cles, et sa popularit\u00e9 n\\\u2019a fait que cro\u00eetre ces derni\u00e8res ann\u00e9es en raison de ses propri\u00e9t\u00e9s uniques, ses performances de plus en plus \u00e9co\u00e9nerg\u00e9tique et de sa polyvalence. L\u2019enveloppe du b\u00e2timent, compos\u00e9 presque uniquement de verre a permis de cr\u00e9er des fa\u00e7ades lisses, fluides, transparentes aux effets multiples, impossible \u00e0 r\u00e9aliser avec d\u2019autres mat\u00e9riaux.<\/p>\n<p>La fenestration de plancher \u00e0 plancher permet \u00e0 la lumi\u00e8re naturelle de p\u00e9n\u00e9trer dans le b\u00e2timent \u00e0 toute heure de la journ\u00e9e, cr\u00e9ant ainsi une atmosph\u00e8re stimulante favorisant le mieux-\u00eatre des occupants de ce nouveau milieu de travail. Le verre a \u00e9t\u00e9 aussi pr\u00e9conis\u00e9 pour les am\u00e9nagements int\u00e9rieurs. Principal mat\u00e9riau composant les parois int\u00e9rieures, il assure que la lumi\u00e8re naturelle se propage jusqu\u2019au c\u0153ur du b\u00e2timent et permet \u00e0 tous les occupants de profiter de vue direct sur l\u2019ext\u00e9rieur.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Plans et am\u00e9nagement int\u00e9rieur<\/strong><\/p>\n<p>L\u2019entr\u00e9e du 1500 rue M\u00e9tivier se d\u00e9marque par une saillie le long de la fa\u00e7ade principale. Elle se d\u00e9ploie transversalement au c\u0153ur du b\u00e2timent et donne acc\u00e8s aux commerces et restaurants du rez-de-chauss\u00e9e ainsi qu\u2019aux espaces de bureaux des \u00e9tages sup\u00e9rieurs.<\/p>\n<p>Les deux derniers \u00e9tages sont occup\u00e9s par le si\u00e8ge social d\u2019Exceldor. Bureaux et espaces de travail se regroupent autour d\\\\\\\u2019un noyau central qui abrite l\u2019aire d\u2019accueil et un escalier h\u00e9lico\u00efdal reliant les deux \u00e9tages de l\u2019entreprise.<\/p>\n<p>L\\\\\\\u2019am\u00e9nagement mise sur la sobri\u00e9t\u00e9, la flexibilit\u00e9 ainsi que sur les nuances des volumes opaques et transparents. De grandes cloisons vitr\u00e9es divisent les espaces int\u00e9rieurs, permettant de maximiser l\u2019\u00e9clairage naturel des aires de travail et des espaces de circulation. De longues parois de bois dissimulent les espaces servants (circulations verticales, espaces m\u00e9caniques, sanitaires, rangements et autres) et agissent comme rep\u00e8re visuel sur l\u2019\u00e9tage.<\/p>\n<p>La chaleur du bois se retrouve dans les espaces de d\u00e9tente des employ\u00e9s ainsi que dans le mobilier. Les am\u00e9nagements int\u00e9rieurs, con\u00e7us dans un contexte postpand\u00e9mique o\u00f9 le t\u00e9l\u00e9travail a modifi\u00e9 la d\u00e9finition de l\u2019environnement professionnel, ont \u00e9t\u00e9 pens\u00e9s dans le but de favoriser la collaboration et le confort du personnel de m\u00eame que l\u2019attractivit\u00e9 de l\u2019entreprise.<\/p>\n<p>Les bureaux de la direction, au dernier \u00e9tage du b\u00e2timent, se prolongent en porte-\u00e0-faux, au-dessus des aires de travail du 3e niveau. Le glissement du volume sup\u00e9rieur permet de prot\u00e9ger du soleil les aires ouvertes du 3e \u00e9tage o\u00f9 travailleurs et travailleuses jouissent de vues sur la ville de L\u00e9vis et sur Qu\u00e9bec. Le personnel \u0153uvrant aux 2e et 4e niveaux b\u00e9n\u00e9ficie \u00e9galement de ces vues.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Am\u00e9nagement paysager et stationnement<\/strong><\/p>\n<p>L\u2019un des importants d\u00e9fis auxquels ont d\u00fb faire face les architectes a \u00e9t\u00e9 l\u2019am\u00e9nagement des aires de stationnement requises en regard des grands besoins des occupants. Une demande de d\u00e9rogation aupr\u00e8s des autorit\u00e9s municipales s\u2019est donc av\u00e9r\u00e9e n\u00e9cessaire.<\/p>\n<p>Afin de maximiser le nombre de cases en sous-sol, les promoteurs ont d\u00fb prendre la d\u00e9cision de construire le stationnement au-del\u00e0\u0300 des limites du b\u00e2timent hors sol. Ainsi une partie du stationnement actuel se trouve sous la terrasse du restaurant, au nord-ouest. Plusieurs cases ont \u00e9galement \u00e9t\u00e9 ajout\u00e9es \u00e0 l\u2019ext\u00e9rieur sauf devant la fa\u00e7ade principale afin d\u2019en pr\u00e9server l\u2019int\u00e9grit\u00e9, pratique peu courante dans le quartier.<\/p>\n<p>Un effort majeur a \u00e9t\u00e9 consacr\u00e9 \u00e0 l\u2019am\u00e9nagement paysager des lieux afin de diminuer l\u2019impact des voitures et de favoriser l\u2019implantation de terrasses en continuit\u00e9 avec les espaces publics int\u00e9rieurs. C\u2019est d\u2019ailleurs le seul immeuble du quartier qui propose des am\u00e9nagements ext\u00e9rieurs permettant le rassemblement et la rencontre des citoyens souvent confin\u00e9s \u00e0 leur logement.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Structure<\/strong><\/p>\n<p>Le choix d\u2019une charpente de b\u00e9ton a \u00e9t\u00e9 conditionn\u00e9e par la faible disponibilit\u00e9 de l\u2019acier et du bois en p\u00e9riode de pand\u00e9mie, dans la r\u00e9gion de Qu\u00e9bec. L\u2019utilisation du b\u00e9ton a cependant permis une plus grande compacit\u00e9 des volumes int\u00e9rieurs en limitant l\u2019\u00e9paisseur des entre-plafonds.<\/p>\n<p>Les composantes horizontales des dalles de b\u00e9ton, tr\u00e8s fines, ont favoris\u00e9 l\u2019int\u00e9gration des porte-\u00e0-faux ainsi que leur extension gr\u00e2ce \u00e0 des composantes en acier. Cet assemblage d\u2019une grande l\u00e9g\u00e8ret\u00e9 favorise la perception d\u2019une superposition de strates plut\u00f4t que d\u2019un encastrement de volumes, les uns sur les autres. Les composantes structurales viennent ici appuyer le choix du langage architectural, \u00e0 la fois sobre, transparent et en dialogue avec son environnement.<\/p>\n<p><strong>M\u00e9canique<\/strong><\/p>\n<p>Le promoteur a mis\u00e9 ici sur des syst\u00e8mes \u00e9lectrom\u00e9caniques de qualit\u00e9 sup\u00e9rieure aux standards courants, dans le domaine commercial. Une attention toute particuli\u00e8re a \u00e9t\u00e9 port\u00e9e \u00e0 l\u2019utilisation responsable des \u00e9quipements d\u2019alimentation \u00e9nerg\u00e9tique et \u00e0 l\u2019int\u00e9gration des \u00e9quipements dans le respect de l\u2019architecture.<\/p>\n<p>Pour la conception des syst\u00e8mes m\u00e9caniques, la firme d\u2019ing\u00e9nierie charg\u00e9e d\u2019intervenir sur le projet a choisi les \u00e9quipements dans le but de maximiser le confort des occupants tout en assurant l\u2019efficacit\u00e9 \u00e9nerg\u00e9tique de l\u2019\u00e9difice. Le traitement de l\u2019air est assur\u00e9 par un syst\u00e8me \u00e0 d\u00e9bit de r\u00e9frig\u00e9rant variable qui facilite le transfert de chaleur des zones devant \u00eatre rafraichies vers celles qui doivent \u00eatre chauff\u00e9es. En p\u00e9riode hivernale, le m\u00eame syst\u00e8me est en mesure de puiser l\\\\\\\u2019\u00e9nergie \u00e0 partir de l\u2019air ext\u00e9rieur pour chauffer le b\u00e2timent et ce, jusqu\u2019\u00e0 une temp\u00e9rature de -25\u00b0C.<\/p>\n<p>Le syst\u00e8me m\u00e9canique comprend \u00e9galement une unit\u00e9 de traitement d\u2019air neuf qui permet de garantir la puret\u00e9 de l\u2019air dans le b\u00e2timent tout en optimisant l\u2019\u00e9conomie d\u2019\u00e9nergie, notamment gr\u00e2ce \u00e0 une roue thermique et \u00e0 un syst\u00e8me de chauffage thermopompe int\u00e9gr\u00e9.\u00a0Afin d\u2019int\u00e9grer harmonieusement ces \u00e9quipements, les unit\u00e9s en toiture ont \u00e9t\u00e9 peintes d\u2019une couleur \u00e9labor\u00e9e sur mesure pour se fondre au b\u00e2timent.<\/p>\n<p>Pour l\u2019\u00e9clairage du b\u00e2timent, des appareils au LED ont \u00e9t\u00e9 install\u00e9s ainsi que des d\u00e9tecteurs de pr\u00e9sence et un syst\u00e8me de contr\u00f4le de l\u2019\u00e9clairage afin de diminuer l\u2019empreinte \u00e9nerg\u00e9tique de la b\u00e2tisse.<\/p>\n","en":"<p><strong>Urban context<\/strong><\/p>\n<p>The project presented here is a commercial structure recently built in the heart of the borough of Desjardins, in L\u00e9vis, Quebec. It is part of the new Misc\u00e9o district, which took off with the 2008 opening of a conference and exhibition centre that is now the fourth-busiest meeting facility for the province of Quebec\u2019s business community. The Misc\u00e9o district is also now the eastern urban development hub for the greater L\u00e9vis area.<\/p>\n<p>For the managers of the Exceldor poultry cooperative, who were looking for a prestigious headquarters location, 1500 M\u00e9tivier St. offered a unique opportunity to be part of a dynamic area, featuring a mix of retail establishments, service companies and residential complexes.<\/p>\n<p>With 400 owner-members, the well-known agri-food cooperative decided on a location a few hundred metres from the conference centre, and to build a headquarters that would visually reflect the company\u2019s brand identity.<\/p>\n<p><strong>The building<\/strong><\/p>\n<p>The new four-floor head office is surrounded by buildings varying in height from 1-2 floors, such as a nearby medical centre and an office building, to 4-9 floors, such as some of the nearby residential complexes. Residential towers taller than 10 floors are now allowed in the area.<\/p>\n<p>In terms of volumetrics, 1500 M\u00e9tivier is a metaphorical hyphen linking all of the nearby buildings. Its smooth, transparent fa\u00e7ades offer a timeless sculptural expression contrasting with the architectural vocabulary of the neighbouring fa\u00e7ades.<\/p>\n<p>The primary cladding material for the residential buildings and hotel is masonry. For the Exceldor building, the decision to use a primarily glass exterior is aligned with a desire to stand out and express \u00a0its identity while also demonstrating a discreet approach with the immediate environment.<\/p>\n<p>The composition of the fa\u00e7ades alludes to bar codes, specific to the building but not random. The sequence of vertical openings is linked to the interior layout, which democratizes the distribution of natural light in work spaces and comfortable common areas. The building\u2019s concrete structure also made it possible to create closed offices with an equitable distribution of windows. The highly flexible layout makes it easy to change the purpose of the spaces, for example, conference rooms \u00a0could substitute offices or open areas and natural lighting would beunchanged.<\/p>\n<p><strong>Fa\u00e7ade composition and movement<\/strong><\/p>\n<p>In this project, featuring a relatively conventional program, special attention was paid to the composition and movement of the fa\u00e7ades, with alternating opaque and transparent zones. The building, parallel to M\u00e9tivier St., follows a slight bend in the roadway. That movement, echoed by the designers, made it possible to give the building a distinctive character \u2013 an unusual feature for a commercial building of this size.<\/p>\n<p>Moreover, a sliding of the volumes, particularly legible on the northwest fa\u00e7ade, energizes the whole. The subtle and stratified inflections in the superimposed volumes create a dialogue with the volumes of the neighbouring buildings. The interplay of volumes and fa\u00e7ade composition, with their alternating transparency and opacity, gives outside observers ever-changing perceptions of the building.<\/p>\n<p>The slight bend in M\u00e9tivier St. also serves as a pretext for introducing another angular element, seen both in plan and cross-section views, on the third and fourth floors on the west side. On the south side, the four levels are fully transparent and framed by an enormous aluminium\u00a0 frame. This large urban frame appears to defy the 6-to-10-floor buildings opposite.<\/p>\n<p><strong>Glass<\/strong><\/p>\n<p>Glass has been used as a material in architecture for centuries, and its popularity has only grown in recent years due to its unique properties, increasingly energy efficient performance and versatility. The building envelope, composed almost entirely of glass, made it possible to create smooth, fluid, transparent facades with multiple effects, impossible to achieve with other materials.<\/p>\n<p>The floor-to-floor windows allow natural light to enter the building at any time of the day, creating a stimulating atmosphere that promotes the well-being of the occupants of this new work environment. Glass was also recommended for interior fittings. Main material composing the interior walls, it ensures that natural light spreads to the heart of the building and allows all occupants to enjoy a direct view of the outside.<\/p>\n<p><strong>Interior layout and design<\/strong><\/p>\n<p>The entrance to 1500 M\u00e9tivier St. \u00a0stands out by an overhang running the length of the main fa\u00e7ade. It is perpendicular to the building\u2019s core and provides access to shops and restaurants on the ground floor and to office spaces on the upper levels.<\/p>\n<p>The top two floors are occupied by Exceldor\u2019s headquarters. Offices and work spaces are arranged around a central node that hosts the reception area and a spiral stairway connecting the two floors occupied by the company.<\/p>\n<p>The layout is defined by \u00a0sobriety and flexibility, and the nuances of the opaque and transparent volumes. Large glass partitions divide the interior space, helping maximize natural light in work and traffic areas. Long wood walls hide utility areas (vertical traffic, mechanical rooms, washrooms, closets, etc.) and serve as visual markers.<\/p>\n<p>The warmth of wood is found in employee lounge areas and in the furniture. The interior design, devised in a post-pandemic context where \u00a0telework has changed the definition of the professional environment, have been thought with the goal of promoting collaboration and staff comfort, as well as enhancing the overall attractiveness of the company.<\/p>\n<p>The executive offices, on the top floor, extend on a cantilevered structure over the work areas on the third floor. The sliding of the upper volume protects the open areas on the third floor from direct sunlight, while users \u00a0enjoy excellent views of the cities of L\u00e9vis and Quebec. \u00a0Occupants on the second and fourth floors also have access to the same views.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Landscaping et Parking<\/strong><\/p>\n<p>One of the major challenges the architects faced was including sufficient parking for the occupants\u2019 needs. It was therefore necessary to apply for a zoning variance.<\/p>\n<p>In order to maximize the number of parking spaces in the basement, the developers decided to extend the underground parking garage beyond the building\u2019s above-ground footprint. Thus, part of the parking garage is located under the restaurant patio on the northeast side. Several spaces were also added outdoors, except in front of the main fa\u00e7ade in order to protect its integrity \u2013 a rare practice in the area.<\/p>\n<p>Significant effort was put into landscaping the site in order to reduce the impact of vehicles and encourage the addition of patios as extensions of the indoor public spaces. It is also the only building in the neighbourhood that includes outdoor spaces where local residents, in many cases confined to their apartments, can gather.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Structure<\/strong><\/p>\n<p>The decision to use a concrete framework was influenced by pandemic-related shortages of steel and wood in the Quebec City area. The use of concrete had the benefit of allowing greater compactness of interior volumes by reducing the thickness of ceiling voids.<\/p>\n<p>The horizontal components of the concrete slabs facilitated the use of cantilevered elements and their extension using steel components. This very light assembly encourages the perception of superimposed layers rather than encased volumes, one on top of another. The structural components provide support for the chosen architectural language \u2013 restrained, transparent and in dialogue with its environment.<\/p>\n<p><strong>Mechanical elements<\/strong><\/p>\n<p>The developer chose high-quality electromechanical systems that exceed current standards for commercial structures. Special attention was given to the responsible use of power supply equipment and to the integration of equipment in a manner that respects the architectural design.<\/p>\n<p>The engineering firm responsible for designing the mechanical systems chose equipment with a view to maximizing occupants\u2019 comfort while remaining energy-efficient. Air conditioning is handled by a system with variable-flow coolant, facilitating the transfer of heat from areas in need of cooling to those in need of heating. In the winter, the system can draw energy from outdoor air to heat the building; the system is effective at temperatures as low as -25\u00b0C.<\/p>\n<p>The mechanical system also includes a fresh air treatment unit that guarantees the purity of indoor air while optimizing energy efficiency, thanks in particular to a rotary heat exchanger and an integrated heat-pump heating system.
