Gare Windsor, class\u00e9e immeuble patrimonial par le MCCQ s\u2019\u00e9l\u00e8ve \u00e0 l\u2019angle sud-ouest de l\u2019ensemble form\u00e9 par le Square Dorchester et la Place du Canada. Sa construction a d\u00e9but\u00e9 entre 1887 et 1889 selon les plans de l\u2019architecte am\u00e9ricain Bruce Price. L\u2019\u00e9difice Price, domin\u00e9 par une tour de huit \u00e9tages devait servir de gare et accueillir les bureaux du si\u00e8ge social de la compagnie ferroviaire Canadien Pacifique (CPR). <\/p>\n<p>\u00c0 la partie initiale (1887-1889), des annexes se sont ajout\u00e9es entre 1900-1906 bas\u00e9es sur les plans de l\u2019architecte montr\u00e9alais Edward Maxwell. L\u2019aile Maxwell se distingue gr\u00e2ce \u00e0 son porche monumental. Puis, entre 1909-1914, une autre aile sign\u00e9e par l\u2019architecte am\u00e9ricain W.S Painter (Aile Painter) et comprenant une tour de quinze \u00e9tages a compl\u00e9t\u00e9 l\u2019\u00e9difice dans sa configuration actuelle. <\/p>\n<p>Le projet que nous pr\u00e9sentons ici s\u2019est \u00e9chelonn\u00e9 sur cinq ann\u00e9es de travaux et consistait en la r\u00e9habilitation int\u00e9grale de la ma\u00e7onnerie de toutes les fa\u00e7ades, le remplacement de l\u2019ensemble des fen\u00eatres (1115 unit\u00e9s) \u00e0 cadre de bois, la reconstruction compl\u00e8te de la Tour Nord ainsi que la r\u00e9habilitation de l\u2019ensemble des ornements de la Tour Sud (toitures en cuivre des tourelles) et ceux de l\u2019entr\u00e9e rue Peel, incluant les boiseries, les portes, les cadres de fonte et la quincaillerie en bronze. <\/p>\n<p>En 2015, le propri\u00e9taire, Cadillac Fairview a mandat\u00e9 DMA pour entreprendre l\u2019inspection des fa\u00e7ades en conformit\u00e9 avec la Loi 122. Ces inspections et relev\u00e9s sur l&#39;\u00e9tat du tissu patrimonial ext\u00e9rieur de la Gare Windsor, ont r\u00e9v\u00e9l\u00e9 que des travaux de r\u00e9paration ant\u00e9rieurs inappropri\u00e9s ou d\u00e9fectueux ainsi que le manque d\u2019entretien avaient contribu\u00e9 de mani\u00e8re significative \u00e0 aggraver la d\u00e9t\u00e9rioration des parties de l\u2019enveloppe patrimoniale, principalement la ma\u00e7onnerie et les fen\u00eatres \u00e0 cadre de bois. The Price Building, dominated by an eight-storey tower, was intended to serve as a railway station and to house the head offices of the Canadian Pacific Railway (CPR).<\/p>\n<p>To the initial building (1887-1889), annexes were added between 1900-1906 based on the plans of the Montreal architect Edward Maxwell. The Maxwell wing is distinguished by its monumental porch. Then, between 1909-1914, another wing signed by the American architect W.S Painter (Painter Wing) and including a fifteen-story tower completed the building in its current configuration.<\/p>\n<p>The project we describe here took five years and consisted of the complete rehabilitation of the masonry of all the fa\u00e7ades, the replacement of all the windows (1115 units) with wood frames, the complete reconstruction of the North Tower as well as the rehabilitation of all the ornaments of the South Tower (copper roofs of the turrets) and those of the Peel Street entrance, including the woodwork, the doors, the cast iron frames and the bronze fittings.<\/p>\n<p>In 2015, the owner, Cadillac Fairview commissioned DMA to undertake Act 122 inspections of the facades. These inspections and condition surveys of the exterior heritage fabric of Windsor Station, revealed that previous inappropriate or defective repair work and lack of maintenance had significantly contributed to the further deterioration of parts of the heritage envelope, primarily the masonry and wood framed windows. The entire exterior facades of Windsor Station were surveyed visually and by probing each stone.<\/p>\n<p>The full range of conventional masonry techniques was used, as well as innovative methods, depending on the particular conditions encountered. Des mesures de mitigations pour l\u2019acoustique, le contr\u00f4le de la poussi\u00e8re et la protection du public devaient \u00eatre implant\u00e9es et coordonn\u00e9es avec le propri\u00e9taire et le gestionnaire de l\u2019immeuble. Pour respecter l\u2019\u00e9ch\u00e9ancier et r\u00e9duire l\u2019impact sur les occupants, les travaux \u00e9taient en continu avec des mesures sp\u00e9cifiques pour faire une partie des travaux durant l\u2019hiver. Ceci a n\u00e9cessit\u00e9 un contr\u00f4le de qualit\u00e9 \u00e9lev\u00e9 pour garantir que les interventions respectent les normes de travaux de ma\u00e7onnerie. Plusieurs d\u00e9fis li\u00e9s au fait qu\u2019il s\u2019agisse d\u2019un immeuble \u00e0 bureaux fr\u00e9quent\u00e9 en tout temps et \u00e0 sa localisation en plein c\u0153ur du centre-ville de Montr\u00e9al ont d\u00fb \u00eatre relev\u00e9s. Lors de la r\u00e9fection du bassin au-dessus de l\u2019entr\u00e9e, nous avons d\u00e9couvert que la ma\u00e7onnerie n\u2019\u00e9tait plus saine \u00e0 cet endroit. Il \u00e9tait pr\u00e9vu de reconstruire le fronton du balcon, donc cela nous a permis d\u2019investiguer davantage et de d\u00e9couvrir que le drain de bassin non raccord\u00e9 d\u00fb \u00e0 sa d\u00e9t\u00e9rioration avanc\u00e9e laissait des impacts dans le mur de ma\u00e7onnerie pleine. Une logistique sp\u00e9cifique a d\u00fb \u00eatre mise en place pour le d\u00e9placement des pierres du fronton et la r\u00e9paration d\u2019\u00e9l\u00e9ments structuraux en acier (renforcement poutre d\u2019acier, reconstruction du mur de ma\u00e7onnerie arm\u00e9e, ancrage des pierres du fronton, remplacement de tuyauterie) a d\u00fb \u00eatre entreprise. L\u2019\u00e9gouttement d\u2019eau anciennement des gargouilles, mais retir\u00e9es dans le temps d\u00fb \u00e0 la formation possible de gla\u00e7ons sur la voie publique entra\u00eenait un ruissellement sur la paroi du b\u00e2timent et donc une d\u00e9gradation avanc\u00e9e. Toutes les pierres au-dessus des arches formant les garde-corps des balcons ont \u00e9t\u00e9 remplac\u00e9es. Elles sont toutes ancr\u00e9es et respectent le fini d\u2019origine.  Puisque nous retirions les escaliers d\u2019issue dans la cour Rio Tinto sur la tour sud (travaux d\u2019issue), nous avons d\u00fb trouver des alternatives pour assurer la s\u00e9curit\u00e9 des locataires. Un escalier d\u2019issue temporaire a \u00e9t\u00e9 am\u00e9nag\u00e9 \u00e0 l\u2019aide d\u2019\u00e9chafaudages sur la rue Peel. Les diff\u00e9rents \u00e9l\u00e9ments formant l\u2019escalier devaient tenir compte des exigences actuelles. L\u2019utilisation d\u2019une grue en permanence pour alimenter en pierre toutes les fa\u00e7ades dans la cour int\u00e9rieure Rio Tinto repr\u00e9sentait un d\u00e9fi de taille. \u00c0 d\u00e9faut de pouvoir implanter une grue \u00e0 fl\u00e8che longue permettant d\u2019acc\u00e9der \u00e0 toutes les fa\u00e7ades, nous avons opt\u00e9 pour une grue grand format. The new laminated wood window model (no longer custom made, but uniform) that we designed (easy to integrate despite the variations in the masonry) had to be submitted to the MCCQ for approval as well as all other interventions. The glass is more efficient and secure as well as the opening towards the interior. <\/p>\n<p>All work was performed in an urban environment and in lots in an office building in constant operation and occupation. The perimeter areas of the building were subject to road work carried out by the City of Montreal and with which constant coordination was required. Mitigation measures for acoustics, dust control and public protection had to be implemented and coordinated with the building owner and manager.<\/p>\n<p>To meet the schedule and reduce the impact on the occupants, the work was continuous with specific measures to do some of the work during the winter. This required a high level of quality control to ensure that the work met the standards for masonry work.<\/p>\n<p>Several challenges related to the fact that this is a busy office building at all times and its location in the heart of downtown Montreal had to be overcome.<\/p>\n<p>When we rebuilt the basin above the entrance, we discovered that the masonry was no longer in a healthy condition at this location. The balcony pediment was to be rebuilt, so this allowed us to investigate further and discover that the unconnected basin drain due to its advanced deterioration was leaving impacts in the solid masonry wall. Specific logistics had to be put in place to move the stones of the pediment and the repair of structural steel elements (reinforcement of the steel beam, reconstruction of the reinforced masonry wall, anchoring of the stones of the pediment, replacement of piping) had to be undertaken.<\/p>\n<p>The dripping of water formerly from the gargoyles, but removed in time due to the possible formation of icicles on the road led to a runoff on the wall of the building and thus an advanced degradation.<br \/>\nAll the stones above the arches forming the balcony railings have been replaced. They are all anchored and respect the original finish.<\/p>\n<p>Since we were removing the exit stairs in the Rio Tinto courtyard on the south tower (exit work), we had to find alternatives to ensure the safety of tenants. A temporary exit staircase was built using scaffolding on Peel Street. The various elements forming the staircase had to take into account the current requirements.<br \/>\nThe use of a crane at all times to supply stone to all the fa\u00e7ades in the Rio Tinto courtyard was a<br \/>\nmajor challenge. Since a long boom crane could not be installed to access all the fa\u00e7ades, we opted for a large crane.
