et VOLUMETRIE<br \/>\nCe projet d\u2019habitation unifamiliale est situ\u00e9 sur un terrain de 38 ares faisant partie d\u2019un lotissement cr\u00e9\u00e9 \u00e0 la fin des ann\u00e9es 1960. L\u2019un des principaux enjeux du projet consistait \u00e0 proposer une architecture contemporaine franche tirant parti du site, de son relief naturel important et de la belle orientation situ\u00e9e du c\u00f4t\u00e9 rue, tout en respectant les prescriptions du permis de lotir. La maison est implant\u00e9e en retrait par rapport \u00e0 la rue, parall\u00e8lement \u00e0 celle-ci. Ce retrait, d\u2019une quarantaine de m\u00e8tres environ, permet de profiter de l\u2019orientation sud-ouest de la fa\u00e7ade principale et de pr\u00e9server au maximum les arbres et la v\u00e9g\u00e9tation se trouvant sur la zone de recul. Cette implantation permet \u00e9galement d\u2019\u00e9tablir un lien coh\u00e9rent avec les villas voisines et de favoriser ainsi l\u2019int\u00e9gration du b\u00e2timent dans son environnement.<\/p>\n<p>Le permis de lotir imposait une hauteur sous corniche de 4,5 m\u00e8tres maximum, permettant soit une construction de plein pied, soit une construction sur deux niveaux avec un rez-de-chauss\u00e9e offrant une hauteur sous plafond limit\u00e9e et un \u00e9tage partiellement engag\u00e9 dans la toiture.<br \/>\nPour r\u00e9pondre \u00e0 cette contrainte, la solution propos\u00e9e a consist\u00e9 \u00e0 installer les chambres au rez-de-chauss\u00e9e, enterr\u00e9es de 80cm environ, d\u00e9gageant ainsi un beau volume pour le s\u00e9jour au premier \u00e9tage, sous une grande toiture continue respectant les prescriptions urbanistiques.<br \/>\nLe projet se compose donc d\u2019un volume principal longiligne sur deux niveaux et d\u2019un volume secondaire perpendiculaire d\u2019un seul niveau au rez-de-chauss\u00e9e. L\u2019encastrement du volume dans le terrain naturel, coupl\u00e9 \u00e0 une implantation judicieusement \u00e9tudi\u00e9e du b\u00e2timent, permettent de r\u00e9duire la hauteur entre le bas de versant et le niveau naturel du sol en dessous des 4,50 m\u00e8tres autoris\u00e9s.<\/p>\n<p>HABITABILITE<br \/>\nAu rez-de-chauss\u00e9e le volume principal abrite les chambres d\u2019enfants, une chambre d\u2019amis et un bureau.
