Les travaux de d\u00e9construction ont d\u00e9voil\u00e9 l\u2019emplacement de l\u2019ancien escalier et la structure, ce qui a permis de conclure que le b\u00e2timent \u00e0 l\u2019origine \u00e9tait un petit logement unifamilial se d\u00e9ployant sur deux \u00e9tages. Dans le but de conserver et souligner la m\u00e9moire du b\u00e2ti historique, un changement de type de rev\u00eatement a \u00e9t\u00e9 int\u00e9gr\u00e9 \u00e0 la jonction des deux \u00e9poques lors de la restauration des fa\u00e7ades lat\u00e9rales.<\/p>\n<p>D\u2019autres d\u00e9couvertes ont \u00e9t\u00e9 faites sur les emplacements et les mod\u00e8les de portes et de fen\u00eatres install\u00e9s lors de la construction au 19e si\u00e8cle. Ainsi, le travail de curetage s\u2019est accompagn\u00e9 de recherches approfondies sur la richesse historique et architecturale du quartier. Le client, n\u2019\u00e9tant pas \u00e0 son premier projet dans le quartier, a nourri la discussion par le partage de ses connaissances des typologies typiques du Vieux-Terrebonne. <\/p>\n<p>Pour ne nommer qu\u2019une des nombreuses trouvailles, c\u2019est gr\u00e2ce aux traces historiques laiss\u00e9es par les ancrages de la quincaillerie dans le carr\u00e9 de bois que la hauteur et la largeur des ouvertures d\u2019origine ont pu \u00eatre d\u00e9termin\u00e9es. Les mod\u00e8les de fen\u00eatres et de portes ont donc pu \u00eatre s\u00e9lectionn\u00e9s en cons\u00e9quente, dans le respect des caract\u00e9ristiques historiques. Un mod\u00e8le de type fen\u00eatres fran\u00e7aises \u2014 \u00e0 cr\u00e9mone avec 4 carreaux et une imposte \u2014 a \u00e9t\u00e9 retenu. Pour les portes, le choix s\u2019est port\u00e9 sur un mod\u00e8le poss\u00e9dant une partie vitr\u00e9e sur le trois quarts de la surface, avec un caisson au bas et une petite imposte au-dessus.<\/p>\n<p>\u00c0 la suite de la restauration de la fa\u00e7ade avant, les travaux de r\u00e9novation int\u00e9rieure ont pu \u00eatre amorc\u00e9s.  Les deux premiers logements sont am\u00e9nag\u00e9s de fa\u00e7on \u00e0 avoir des espaces de vie, communs et traversants. Over the past few decades, due to lack of maintenance, the condition of the building has slowly but surely deteriorated both outside and inside. So much so that a first phase of work was necessary to ensure the safety of the existing building.<\/p>\n<p>In order to properly target the work of the first phase and with a view to restoring the existing building, the client and its team of professionals carried out several investigations and explorations by successive demolition of each construction layers in time.<\/p>\n<p>Among the discoveries on the envelope and its components, the revelations of the different layers of coating that were applied over time were easy to discover. Similarly, research on the cornice, the frieze made up of corbels, quickly made it possible to determine and validate the initial dimensions and profiles.<\/p>\n<p>The demolition inside was all the more interesting for what it revealed about the frame of this building: it is the result of an addition to the back. Originally, this house was only half the size in dept, only 15 feet in length! The demolition work revealed the location of the old staircase and the structure, which led to the conclusion that the building was originally a small single-family dwelling spread over two floors. In order to preserve and highlight the memory of the historical footprint of the building, a change in the cladding orientation was integrated at the junction of the two eras during the restoration of the side facades.<\/p>\n<p>Other discoveries were made about the locations and style of doors and windows installed during construction in the 19th century. Thus, the demolition of layer work was accompanied by in-depth research on the historical and architectural richness of the district. The client, not being at his first project in the district, fueled the discussion by sharing his knowledge of the typical typologies of Vieux-Terrebonne.<\/p>\n<p>To name just one of the many finds, it is thanks to the historical traces left by the hardware anchors in the square of wood that the height and width of the original openings were able to be determined. The window and door models could therefore be selected accordingly, respecting the historical characteristics. A model of the French window type \u2014 with an espagnolette with 4 panes and a transom \u2014 was chosen. For the doors, the choice fell on a model with a \u00be glazed part of the surface, with molded frame at the bottom and a small transom above.<\/p>\n<p>Following the restoration of the front fa\u00e7ade, interior renovation work began. The first two units are arranged in such a way as to have common living spaces with an open concept from front to back. The presence of the sun bathing the accommodation in light from morning until sunset. On the living room side, the views are oriented towards the river. On the kitchen side, the rear view overlooks the new common courtyard. Puisque cette cour partag\u00e9e par des b\u00e2timents r\u00e9sidentiels situ\u00e9s au sud du projet \u00e9tait la propri\u00e9t\u00e9 du client, l\u2019agrandissement pouvait privil\u00e9gier une implantation qui puisse r\u00e9unir ces espaces et les offrir aux locataires.<\/p>\n<p>Un troisi\u00e8me logement<\/p>\n<p>Pour acc\u00e9der \u00e0 la cour et l\u2019entr\u00e9e au nouveau logement, on emprunte depuis la rue un sentier pav\u00e9. De l\u00e0, entre le b\u00e2timent restaur\u00e9 et le b\u00e2timent voisin, se trouve un passage couvert menant \u00e0 l\u2019entr\u00e9e prot\u00e9g\u00e9e. Cette perc\u00e9e, ouverte aux deux extr\u00e9mit\u00e9s, offre aussi une premi\u00e8re vue de l\u2019autre c\u00f4t\u00e9, vers la cour semi-priv\u00e9e. <\/p>\n<p>Diff\u00e9rentes strat\u00e9gies spatiales s\u2019ajoutent afin de segmenter l\u2019intervention et d\u2019\u00e9viter la cr\u00e9ation d\u2019un bloc monolithique. La modulation des volum\u00e9tries, exprim\u00e9e diff\u00e9remment aux 2e et 3e \u00e9tages, par un jeu de deux volumes en porte-\u00e0-faux construisent le lieu et l\u2019espace. Ces volumes sont plac\u00e9s pour encadrer et accentuer, par leurs prolongements, des vues importantes sur l\u2019environnement ext\u00e9rieur.<\/p>\n<p>Le salon du troisi\u00e8me logement s\u2019avance au 2e \u00e9tage dans un volume en porte-\u00e0-faux. Il offre \u00e0 l\u2019espace une vue plongeante sur les milieux de vie ext\u00e9rieurs et partag\u00e9s. Il se trouve aussi en vis-\u00e0-vis d\u2019un grand arbre mature donnant l\u2019impression de vivre dans le feuillage du houppier. La sensation que l\u2019espace du salon est perch\u00e9, comme une cabane dans les arbres, est d\u00e9cupl\u00e9e par la ramure et l\u2019abondance du feuillage en \u00e9t\u00e9.<\/p>\n<p>Un second volume en porte-\u00e0-faux se trouve au troisi\u00e8me et dernier \u00e9tage, o\u00f9 la chambre principale saisit l\u2019essence paisible des hauteurs. Ce volume se retourne vers l\u2019avant en se prolongeant au-dessus de la toiture du b\u00e2timent existant. La toiture du b\u00e2timent existant est transform\u00e9e en terrasse pour ce troisi\u00e8me logement, plac\u00e9e en recul de la fa\u00e7ade avant pour pr\u00e9server l\u2019intimit\u00e9 de celle-ci depuis la rue. Elle saisit l\u2019opportunit\u00e9 unique dans le quartier d\u2019offrir une vue impressionnante vers la Rivi\u00e8re-des-Mille-\u00celes. <\/p>\n<p>L\u2019exploration des possibles <\/p>\n<p>L\u2019autre c\u00f4t\u00e9 est la face cach\u00e9e qui se d\u00e9couvre par l\u2019exploration des \u00e9l\u00e9ments et la succession d\u2019espaces architecturaux. L\u2019espace de la cour devient un espace de qui\u00e9tude commun. La mise en valeur historique de la rue Saint-Joseph dans le Vieux-Terrebonne est valoris\u00e9e par cette nouvelle fa\u00e7ade restaur\u00e9e. <\/p>\n<p>En somme, dans son intention premi\u00e8re, L\u2019autre c\u00f4t\u00e9 souhaite offrir un parcours exploratoire, du sol au ciel, saisissant toutes les opportunit\u00e9s qu\u2019offrent le genius loci (g\u00e9nie du lieu). L\u2019architecture devient ici g\u00e9n\u00e9reuse, donnant \u00e0 ses r\u00e9sidents des perspectives diff\u00e9rentes et uniques sur le quartier. Elle permet d\u2019encadrer une exp\u00e9rience immersive du site et de mettre en valeur la qualit\u00e9 unique et historique des lieux. <\/p>\n","en":"<p>The addition and the courtyard<\/p>\n<p>The original rear facade having deteriorated during the years after multiple renovations, nothing was worth preserving for restoration. A contemporary addition for a third dwelling as a back extension of the existing building thus became interesting and justified. The addition was designed to integrate and remain discreet in comparison with the enhancement of the historic front facade on the street.<\/p>\n<p>Another great quality offered by the existing ground layout was the presence of a vast courtyard. Since this courtyard was shared by residential buildings, located to the south of the project, which were the property of the client, the expansion could favor a layout that could bring these exterior spaces together and offer them as shared and common ground to all tenants, reuniting multiple residential buildings.<\/p>\n<p>A third unit<\/p>\n<p>To access the courtyard and the entrance of the new third unit, you have to take a paved path from the street and walk along the side of the restored building. From here, between the restored building and the new addition, from the back, there is a covered passageway leading to the covered entrance. This passageway, open at both ends, also offers a first view towards the semi-private courtyard.<\/p>\n<p>A play on different volumes is expressed in order to segment the addition and avoid the creation of a monolithic building. The modulation of the volumes, expressed differently on the 2nd and 3rd floors, is achieved by a set of two cantilevered volumes construction. These volumes are strategically located to frame and accentuate, through their extensions, important views from the inside to the outside courtyard. <\/p>\n<p>The living room of the third unit from the 2nd floor is one of the cantilevered volumes. It gives the space a bird&#39;s eye view of the courtyard. It is also offers a view onto a large mature tree, giving the impression of living in the foliage of the crown. The feeling that the living room space is perched, like a tree house, is increased tenfold by the many branches and the abundance of foliage in summer.<\/p>\n<p>A second cantilevered volume sits on the third and top floor, where the master bedroom peacefully sits at a distance providing maximum privacy. This volume is extended and orientated above the roof of the existing building. The roof of the existing building is transformed into a large terrace for this unit.  The terrace is set back from the front facade to preserve its privacy from the street. The great experience that offers this terrasse is the unique opportunity of an impressive view of the Rivi\u00e8re-des-Mille-\u00celes.  A view that no other in the neighbors can have.<\/p>\n<p>Exploration of possibilities<\/p>\n<p>L\u2019autre c\u00f4t\u00e9 is the hidden face which is discovered by exploring the elements and the succession of architectural spaces. The space of the courtyard becomes a space of common tranquility. The historical development of Saint-Joseph Street in Vieux-Terrebonne is enhanced by this new restored fa\u00e7ade.<\/p>\n<p>In short, in its primary intention, L\u2019autre c\u00f4t\u00e9 wishes to offer an exploratory journey, from the ground to the sky, seizing all the opportunities offered by the genius loci (genius of the place). The architecture becomes generous here, giving its residents different and unique perspectives on the neighborhood. Lors de sa r\u00e9cente \u00e9valuation patrimoniale, les professionnels en architecture et en g\u00e9nie ont constat\u00e9 que sa d\u00e9su\u00e9tude \u00e9tait tr\u00e8s avanc\u00e9e et ne permettrait pas une juste mise en valeur \u00e0 la hauteur de la richesse historique et architecturale du quartier.<br \/>\nUne d\u00e9molition int\u00e9rieure s\u00e9lective et exploratoire a permis de comprendre l\u2019\u00e9volution du b\u00e2ti. Ainsi, au point de d\u00e9part, le b\u00e2timent de 2 \u00e9tages \u2014 ne poss\u00e9dait qu\u2019une profondeur de 15 pieds \u2014 a par la suite \u00e9t\u00e9 agrandi \u00e0 pr\u00e8s du double. De plus, le curetage a r\u00e9v\u00e9l\u00e9 des indices cruciaux quant aux types, aux dimensions et aux emplacements des portes et des fen\u00eatres. Riche de ces connaissances acquises, la premi\u00e8re phase des travaux visait \u00e0 restaurer la fa\u00e7ade principale \u00e0 son \u00e9tat d\u2019origine, de la fondation jusqu\u2019\u00e0 la corniche, en passant par les corbeaux. V\u00e9ritable hommage au patrimoine modeste du Vieux-Terrebonne, ce projet poursuit la mise en valeur de la rue Saint-Joseph dont la restauration de grande qualit\u00e9 \u00e9tait en lien direct avec la vision de monsieur Philippe Lemieux, client attentif et collaborateur estim\u00e9.<br \/>\nLa deuxi\u00e8me phase des travaux a permis d\u2019assurer la r\u00e9novation compl\u00e8te des 2 logements de l\u2019\u00e9difice d\u2019origine en plus d\u2019y ajouter un agrandissement, soit un 3e logement en projection vers l\u2019arri\u00e8re-cour. Ce nouveau volume, de facture contemporaine, se d\u00e9ploie sur 3 \u00e9tages. La terrasse au dernier \u00e9tage offre une vue exceptionnelle et unique sur la Rivi\u00e8re-des-Mille-\u00celes. Accessible par un passage entre les b\u00e2timents, la cour arri\u00e8re est g\u00e9n\u00e9reuse et intime, encadr\u00e9e de fa\u00e7ades contemporaines et patrimoniales, proposant \u00e0 ses locataires un milieu de vie compl\u00e9mentaire et diff\u00e9rent en soi. <\/p>\n","en":"<p>Dating from 1894, this small duplex in Vieux-Terrebonne, located at 37-39 rue Saint-Joseph, has undergone several modifications since its initial construction. During its recent heritage evaluation, architecture and engineering professionals noted that its deterioration was very advanced and would not allow for a fair representation of the historical and architectural richness of the district.<\/p>\n<p>A selective and exploratory interior demolition made it possible to understand the evolution of the building. Thus, at the start, the 2-storey building \u2013 with only a depth of 15 feet \u2013 was later extended to nearly double, in the back. In addition, curettage revealed crucial clues as to the types, sizes, and locations of doors and windows. Rich in this acquired knowledge, the first phase of the work aimed to restore the main fa\u00e7ade to its original state, from the foundation to the cornice, including the corbels. A true tribute to the modest heritage of Vieux-Terrebonne, this project continues to enhance Saint-Joseph Street, whose high-quality restoration was directly related to the vision of Mr. Philippe Lemieux, an attentive client and valued collaborator.<\/p>\n<p>The second phase of the work made it possible to ensure the complete renovation of the 2 units of the original building in addition to a 3rd unit located in a new addition projecting towards the back courtyard. This new volume, of contemporary style, is spread over 3 floors. The terrace on the top floor offers an exceptional and unique view of the Rivi\u00e8re-des-Mille-\u00celes.  The new unit is accessible by a passage between the buildings, helping in the identification of the old and the new.
