qualit\u00e9 constructive, l\u2019int\u00e9gration de verdissement, les consid\u00e9rations de d\u00e9veloppement durable ainsi qu\u2019une analyse et int\u00e9gration d\u2019une mat\u00e9rialit\u00e9 sophistiqu\u00e9e.<\/p>\n<p>La tendance, lorsqu\u2019on parle architecture dans un contexte de zone industrielle, se r\u00e9sume souvent \u00e0 optimiser les superficies, respecter la fonctionnalit\u00e9 du programme, rationaliser les espaces d\u00e9di\u00e9s \u00e0 la logistique et ce, trop souvent au d\u00e9triment d\u2019une vision architecturale plus globale, clairement d\u00e9finie et pertinente dans un contexte bien pr\u00e9cis. Cette architecture de type industrielle donne fr\u00e9quemment un r\u00e9sultat plut\u00f4t simpliste type \u00ab\u00a0bo\u00eete referm\u00e9e\u00a0\u00bb, opaque et sans r\u00e9elle connexion \u00e0 l\u2019environnement urbain.<\/p>\n<p>Notre concept s\u2019inspire d\u2019embo\u00eetement de volumes h\u00e9t\u00e9rog\u00e8nes, du non-alignement et parfois de leurs chevauchements s\u2019harmonisant avec les caract\u00e9ristiques du site. L\u2019espace lib\u00e9r\u00e9 par ces d\u00e9calages permet de proposer une entr\u00e9e spacieuse, lumineuse, chaleureuse que nous avons couverte d\u2019un toit dont la mat\u00e9rialit\u00e9 continue permet de cr\u00e9er un lien entre l\u2019int\u00e9rieur et l\u2019ext\u00e9rieur du b\u00e2timent. Cette derni\u00e8re a pour effet de couronner et unifier l\u2019\u00e9tendue des portions publiques de l\u2019espace de collaboration \u00e0 travers les divers sous-secteurs int\u00e9rieurs. Cette entr\u00e9e est habill\u00e9e d\u2019un mur rideau couvrant une grande portion de la fa\u00e7ade avant, faisant partie int\u00e9grante de l\u2019espace commun et propose un acc\u00e8s unique \u00e0 l\u2019\u00e9difice.<\/p>\n<p>La zone centrale connect\u00e9e \u00e0 l\u2019entr\u00e9e reprend le concept du volume global (embo\u00eetement, non-alignement et chevauchement des volumes). Cet espace est con\u00e7u pour le travail collaboratif donc \u00e9quip\u00e9 de tables et chaises pour travailler en groupe, mais aussi de comptoirs hauts, types caf\u00e9-lounge pour une personne ou de petits groupes. C\u2019est un lieu d\u2019\u00e9change et de partage entre les locataires des diff\u00e9rentes suites, mais \u00e9galement un espace flexible pouvant accueillir des \u00e9v\u00e9nements ponctuels. De plus, il constitue aussi un lien commun de parcours et de socialisation entre les divers espaces, cr\u00e9ant du m\u00eame coup un apport de lumi\u00e8re indirecte vers les suites int\u00e9rieures.<\/p>\n<p>Ce nouveau si\u00e8ge social se distingue par son jeu de volumes, son concept non conventionnel pour des milieux industriels et une utilisation inventive de la mat\u00e9rialit\u00e9 comme atout pour l\u2019am\u00e9nagement int\u00e9rieur (espaces ouverts d\u00e9limit\u00e9s par des changements de mat\u00e9riaux).<\/p>\n","en":"<p>After purchasing a new property as part of the expansion of the existing Blainville industrial district, where the original Karrelex offices were already located, our team was entrusted with the design and construction of a two-story commercial office building for rental purposes.<\/p>\n<p>The location selected for Karrelex\u2019s new head office, as well as the client\u2019s ambitions, opened up a world of possibilities in terms of creativity: a new industrial zone under full development of a brand new kind, refined and governed by numerous criteria established by the City of Blainville with regards to constructive quality, integration of greening, sustainable development considerations, as well as an analysis and integration of a sophisticated materiality.<\/p>\n<p>The trend, when it comes to architecture in the context of an industrial zone, is often to optimize surface areas, to respect the functionality of the program, to rationalize the spaces dedicated to logistics and this, too often to the exclusion of a more global architectural vision that is clearly defined and relevant in a very specific context. This industrial type of architecture often gives a rather simplistic result, like a \u00ab\u00a0sealed box\u00a0\u00bb, opaque and without any real connection to the urban environment.<\/p>\n<p>Our concept is inspired by the interplay of heterogeneous volumes, the non-alignment and at times their overlapping, harmonizing with the characteristics of the site. The space freed by these shifts allows us to propose a spacious, luminous, warm entrance covered by a roof whose continuous materiality creates a link between the interior and exterior of the building. The latter has the effect of crowning and unifying the expansive public portions of the collaborative space through the various interior sub-sectors. This entrance is clad in a curtain wall covering a large portion of the front fa\u00e7ade, forming an integral part of the common spaces and providing a unique access to the building.<\/p>\n<p>The central area connected to the entrance reflects the concept of the global volume (interlocking, non-aligned and overlapping volumes). This space is designed for collaborative work and is therefore equipped with tables and chairs for group work, but also with caf\u00e9-lounge type high counters for individuals or small groups. It is a place of exchange and sharing between the various tenants as well as a flexible space that can accommodate occasional events. Le concept favorise une exp\u00e9rience nouvelle et inattendue pour les usagers, du fait de l\u2019extension des espaces et des lieux communs cr\u00e9\u00e9s, le tout pens\u00e9 et arrim\u00e9 \u00e0 un plan d\u2019urbanisme pr\u00e9cis et rigoureux du site d\u2019implantation. L\u2019am\u00e9nagement met les suites en interrelation et le choix de r\u00e9partition de celles-ci sur deux \u00e9tages permet de distinguer les divers usages. L\u2019inventivit\u00e9 se situe dans la conception en mode hybride des suites, la prise en consid\u00e9ration des besoins futurs du client et enfin le souci apport\u00e9 \u00e0 l\u2019optimisation des liens int\u00e9rieurs\/ext\u00e9rieurs afin d\u2019\u00e9liminer l\u2019aspect cloisonn\u00e9 des espaces, gommer l\u2019impression de bo\u00eete fig\u00e9e.<\/p>\n","en":"<p>The trend, when it comes to architecture in the context of an industrial area, is to focus on optimizing surface areas, respecting the functionality of the program, and rationalizing the spaces dedicated to logistics. To this must be added a more global architectural vision, clearly identified and relevant in a well-defined context in order to obtain a design that is anything but austere, simplistic, like a \u00ab\u00a0closed box\u00a0\u00bb, opaque and without real connection to the urban environment.<\/p>\n<p><strong>Creative opportunities to seize<\/strong><\/p>\n<p><strong>Outside<\/strong><\/p>\n<p>With Karrelex, both the location for the new head office and the client\u2019s ambitions opened up a world of possibilities in terms of creativity and innovation: a new industrial zone under full development of a whole new kind, unconventional, more contemporary, refined and ruled by numerous aesthetic criteria, notably those established by the City of Blainville with regard to constructive quality, the integration of greening as well as an analysis and the use of more noble materials.<\/p>\n<p>In opposition to many classic industrial buildings, we aimed for openness, light and sophistication. The concept proposed for this two-storey building offering rental suites and collaborative spaces, is inspired by the interplay of heterogeneous volumes, their non-alignment and sometimes even their layering, thus harmonizing with the characteristics of the site. From an exterior viewpoint, this organization of volumes produces a surprising result that is visually distinct from the built context.<\/p>\n<p>The space freed up by the shifting volumes allows for a single spacious, bright, roofed entrance whose continuous materiality accentuates the interior\/exterior link. This entrance, clad in a curtain wall, covers a large portion of the front facade and is an integral part of the common space adjacent to the entrance. This glazed envelope offers a balance between high transparency and the desired opacities, enabling one to detect the interior spaces. The exterior views allow us to identify to a certain extent the logic of the interior design.<\/p>\n<p><strong>Inside<\/strong><\/p>\n<p>As for the overall strategy for the configuration of the interior spaces, the objective is to create a common link between the independent suites in order to offer a logical and common interrelation between them, all the while maintaining the idea of a single building, unified by a single entrance for all tenants.<\/p>\n<p>The central area connected to the entrance follows the global volume concept (interlocking, non-aligned and overlapping volumes). This space, designed for collaborative work, offers tables and chairs for group work, as well as high counters, caf\u00e9-lounge style for individuals or small groups. A place for exchange and sharing between different tenants, also it is also a flexible space that can accommodate occasional events. The design of this area involved the integration of a variety of elements to create separations not defined by floor textures, types of furniture and some hanging elements. It is sn open space maintained with clearly defined visual links.<\/p>\n<p><strong>How the concept stands out<\/strong><\/p>\n<p>The Karrelex Offices in Blainville are distinguished by a combination of volumes, an unconventional concept for industrial environments and an inventive use of materiality as an asset for interior design (free and open spaces delimited only by changes in the type of material).<\/p>\n<p>The concept promotes a new and unexpected experience for users through the extension of the spaces and the common areas created, designed and tied to a precise and rigorous urban plan for the site. The concept places the suites in interrelation and the choice of distributing them over two floors allows the various uses to be distinguished. Cette architecture de type industrielle donne fr\u00e9quemment un r\u00e9sultat plut\u00f4t simpliste type \u00ab\u00a0bo\u00eete referm\u00e9e\u00a0\u00bb, opaque et sans r\u00e9elle connexion \u00e0 l\u2019environnement urbain.<\/p>\n<p>Notre concept s\u2019inspire d\u2019embo\u00eetement de volumes h\u00e9t\u00e9rog\u00e8nes, du non-alignement et parfois de leurs chevauchements s\u2019harmonisant avec les caract\u00e9ristiques du site. L\u2019espace lib\u00e9r\u00e9 par ces d\u00e9calages permet de proposer une entr\u00e9e spacieuse, lumineuse, chaleureuse que nous avons couverte d\u2019un toit dont la mat\u00e9rialit\u00e9 continue permet de cr\u00e9er un lien entre l\u2019int\u00e9rieur et l\u2019ext\u00e9rieur du b\u00e2timent. Cette derni\u00e8re a pour effet de couronner et unifier l\u2019\u00e9tendue des portions publiques de l\u2019espace de collaboration \u00e0 travers les divers sous-secteurs int\u00e9rieurs. Cette entr\u00e9e est habill\u00e9e d\u2019un mur rideau couvrant une grande portion de la fa\u00e7ade avant, faisant partie int\u00e9grante de l\u2019espace commun et propose un acc\u00e8s unique \u00e0 l\u2019\u00e9difice.<\/p>\n<p>La zone centrale connect\u00e9e \u00e0 l\u2019entr\u00e9e reprend le concept du volume global (embo\u00eetement, non-alignement et chevauchement des volumes). Cet espace est con\u00e7u pour le travail collaboratif donc \u00e9quip\u00e9 de tables et chaises pour travailler en groupe, mais aussi de comptoirs hauts, types caf\u00e9-lounge pour une personne ou de petits groupes. C\u2019est un lieu d\u2019\u00e9change et de partage entre les locataires des diff\u00e9rentes suites, mais \u00e9galement un espace flexible pouvant accueillir des \u00e9v\u00e9nements ponctuels. The space freed by these shifts allows us to propose a spacious, luminous, warm entrance covered by a roof whose continuous materiality creates a link between the interior and exterior of the building. The latter has the effect of crowning and unifying the expansive public portions of the collaborative space through the various interior sub-sectors. This entrance is clad in a curtain wall covering a large portion of the front fa\u00e7ade, forming an integral part of the common spaces and providing a unique access to the building.<\/p>\n<p>The central area connected to the entrance reflects the concept of the global volume (interlocking, non-aligned and overlapping volumes).
