Nous croyons que le leg le plus signi\ufb01catif qu\u2019un projet de cette nature peut offrir \u00e0 une communaut\u00e9 repose dans ses services et espaces publics.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00c0 l\u2019image de la communaut\u00e9 dans laquelle il s\u2019implante, Cano\u00eb propose une vision engag\u00e9e envers son quartier. Cette fissure \u00e0 travers le projet a pour objectif d\u2019augmenter sa r\u00e9silience en favorisant les interactions entre les diff\u00e9rents acteurs appel\u00e9s \u00e0 s\u2019y \u00e9tablir. Rather than closing the complex in on itself, we are betting on opening up and connecting the project with the neighborhood and the residents around it.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Inspired by best practices in pedestrian streets, All\u00e9e des Artistes is intended to be a cultural artery ensuring a dialogue between the new development and its neighborhood. This crack in the project aims to increase its resilience by encouraging interactions between the various actors who will be established there. By integrating a diversified commercial offer, a multitude of residential typologies, artists&#8217; studios as well as community spaces, the project is part of a global vision of sharing and circular economy.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The project aims at a density threshold allowing the implementation of strategies aimed at energy saving, the consolidation of alternative transportation, as well as the optimization and improvement of collective facilities. By progressively concentrating high-rise buildings in the center of the block, we are able to create an urban silhouette that is in keeping with the existing context. Thus, the heights become much less perceptible to the pedestrian and the shading is optimized and managed within the site.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The project is intended to accommodate approximately 650 condominium units, 200 rental units, 158 social housing units and over 60,000 square feet of miscellaneous commercial space. Ultimately, the project will include 20% community housing, 20% rental housing and a range of affordable family housing. 10% of the site has been set aside for a linear park, while green space and public plazas make up 50% of the total space.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Canoe acts as a catalyst for innovation in terms of density, mixed use, mixed households, and the supply and development of quality green spaces. Participer \u00e0 l\u2019essor et au d\u00e9veloppement de l\u2019arrondissement est l\u2019objectif principal du projet. Cette participation passe par l\u2019am\u00e9lioration de l\u2019offre commerciale du secteur, mais surtout par l\u2019inclusion d\u2019espaces collectifs desservant tous les usagers du site et les citoyens du quartier. Nous croyons que le leg le plus signi\ufb01catif qu\u2019un projet de cette nature peut offrir \u00e0 une communaut\u00e9 repose dans ses services et espaces publics.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00c0 l\u2019image de la communaut\u00e9 dans laquelle il s\u2019implante, Cano\u00eb propose une vision engag\u00e9e envers son quartier. L\u2019analyse du contexte d\u2019intervention permet de proposer un projet s\u2019int\u00e9grant \u00e0 une vision plus large du d\u00e9veloppement du secteur. Il est alors possible d\u2019imaginer un projet structurant pour le quartier. Les strat\u00e9gies ayant guid\u00e9 l\u2019implantation sur le site permettent la cr\u00e9ation d\u2019une vari\u00e9t\u00e9 d\u2019espaces ext\u00e9rieurs ouverts sur la ville et d\u2019autres espaces plus priv\u00e9s. Plut\u00f4t que de refermer l\u2019ensemble sur lui-m\u00eame, nous faisons le pari d\u2019ouvrir et de connecter le projet avec le quartier et les habitants qui l\u2019entourent.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Inspir\u00e9e des meilleures pratiques en mati\u00e8re de rue pi\u00e9tonne, l\u2019All\u00e9e des Artistes se veut une art\u00e8re culturelle assurant un dialogue entre le nouveau d\u00e9veloppement et son quartier. Cette fissure \u00e0 travers le projet a pour objectif d\u2019augmenter sa r\u00e9silience en favorisant les interactions entre les diff\u00e9rents acteurs appel\u00e9s \u00e0 s\u2019y \u00e9tablir. En y int\u00e9grant une offre commerciale diversifi\u00e9e, une multitude de typologies r\u00e9sidentielles, des ateliers d\u2019artistes ainsi que des espaces communautaires, le projet s\u2019ins\u00e8re dans une vision globale de partage et d\u2019\u00e9conomie circulaire.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Le projet vise un seuil de densit\u00e9 permettant la mise en place de strat\u00e9gies visant l\u2019\u00e9conomie d\u2019\u00e9nergie, la consolidation de transports alternatifs, ainsi que l\u2019optimisation et l\u2019am\u00e9lioration des \u00e9quipements collectifs. En concentrant de fa\u00e7on progressive les b\u00e2timents de grande hauteur au centre de l\u2019\u00eelot, nous arrivons \u00e0 cr\u00e9er une silhouette urbaine s\u2019arrimant au contexte existant. Ainsi, les hauteurs deviennent beaucoup moins perceptibles \u00e0 l\u2019\u00e9chelle du pi\u00e9ton et l\u2019ombrage est optimis\u00e9 et g\u00e9r\u00e9 \u00e0 l\u2019int\u00e9rieur du site.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Le projet est destin\u00e9 \u00e0 accueillir environ 650 unit\u00e9s de condominiums, 200 unit\u00e9s locatives, 158 unit\u00e9s de logements sociaux et plus de 60 000 pieds carr\u00e9s d\u2019espaces commerciaux divers. \u00c0 terme, le projet comprendra 20% de logements communautaires, 20% de logements locatifs et toute une gamme de logements abordables pour les familles. 10% du site ont \u00e9t\u00e9 r\u00e9serv\u00e9s \u00e0 un parc lin\u00e9aire, tandis que les espaces verts et les places publiques repr\u00e9sentent 50% de l\u2019espace total.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Cano\u00eb agit comme catalyseur d\u2019innovation en mati\u00e8re de densit\u00e9, de mixit\u00e9 d\u2019usages, de mixit\u00e9 des m\u00e9nages, d\u2019offre et d\u2019am\u00e9nagement d\u2019espaces verts de qualit\u00e9. C\u2019est un projet exemplaire en termes de d\u00e9veloppement durable qui s\u2019inspire des meilleures pratiques de densification dans un contexte de changements d\u00e9mographiques, climatiques et sanitaires. Bien plus qu\u2019un simple ensemble r\u00e9sidentiel, ce projet vise \u00e0 red\u00e9finir les standards traditionnels des b\u00e2timents d\u2019habitations.<\/span><\/p>\n","en":"<p><span style=\"font-weight: 400;\">The Canoe project, located at the corner of Hochelaga and Bennett streets, is part of a period of renewal for the Mercier \u2013 Hochelaga-Maisonneuve district.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It is a predominantly residential area with many commercial, public and public transit services. Participating in the growth and development of the borough is the main objective of the project. This participation is achieved by improving the commercial offer of the sector, but especially by including collective spaces that serve all the users of the site and the citizens of the neighbourhood. We believe that the most signi\ufb01cant legacy that a project of this nature can offer a community lies in its public services and spaces.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Like the community in which it is located, Canoe proposes a vision that is committed to its neighborhood. The analysis of the intervention context allows us to propose a project that is integrated into a broader vision of the sector\u2019s development. It is then possible to imagine a structuring project for the district. The strategies that guided the implementation on the site allow for the creation of a variety of outdoor spaces open to the city and other more private spaces. Rather than closing the complex in on itself, we are betting on opening up and connecting the project with the neighborhood and the residents around it.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Inspired by best practices in pedestrian streets, All\u00e9e des Artistes is intended to be a cultural artery ensuring a dialogue between the new development and its neighborhood. This crack in the project aims to increase its resilience by encouraging interactions between the various actors who will be established there. By integrating a diversified commercial offer, a multitude of residential typologies, artists\u2019 studios as well as community spaces, the project is part of a global vision of sharing and circular economy.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The project aims at a density threshold allowing the implementation of strategies aimed at energy saving, the consolidation of alternative transportation, as well as the optimization and improvement of collective facilities. By progressively concentrating high-rise buildings in the center of the block, we are able to create an urban silhouette that is in keeping with the existing context. Thus, the heights become much less perceptible to the pedestrian and the shading is optimized and managed within the site.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The project is intended to accommodate approximately 650 condominium units, 200 rental units, 158 social housing units and over 60,000 square feet of miscellaneous commercial space. Ultimately, the project will include 20% community housing, 20% rental housing and a range of affordable family housing. 10% of the site has been set aside for a linear park, while green space and public plazas make up 50% of the total space.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Canoe acts as a catalyst for innovation in terms of density, mixed use, mixed households, and the supply and development of quality green spaces. It is an exemplary project in terms of sustainable development, inspired by the best practices of densification in a context of demographic, climatic and health changes.
